Landlord and commercial surveys in Rowhook

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.

Pre-purchase roof survey in Rowhook: what you get

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you’ll be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. If you’ve noticed loose pots and cracked flaunching and ponding, blisters or splits on a flat roof, we can find out what’s behind it, on lead flashings and valleys, gutters and downpipes and flat-roofed extensions and dormers alike.

In a village or hamlet like Rowhook, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What we do, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Rowhook can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Confirmation of asbestos in cement sheets or soffits
  • Anything beyond the roof, which a full home survey covers
  • A structural engineer’s report

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What we check

  • Chimney stacks
  • The roof space
  • Clay and concrete tiles

What a pre-purchase roof survey looks like in Rowhook

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Here are some of the things we see often:

  • Slates or tiles that have slipped or gone
  • Loose pots and cracked flaunching
  • Blocked or leaking gutters
  • Roof slopes that look uneven or sagging

Questions from Rowhook

Is my home in Rowhook listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Rowhook?

Yes, Rowhook is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

What’s the best way to book?

The quickest way is to call 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll point you to the right survey. Surveys run on any day of the week.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we will help you choose.

Will you need to get into the loft?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

What affects the price in Rowhook

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • The number of roofs, including extensions and garages
  • The roof’s overall size

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
