Pre-purchase roof survey in Sandridge

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and look from ground level, windows and the loft instead. If you’ve noticed gaps where slates or tiles have come loose and worn or lifted lead flashings, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Sandridge may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What we can’t see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Whether timbers meet design loads
  • Walls, floors, services and rooms below the roof
  • Faults hidden behind ceilings, boards or coverings

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey before booking. What a survey covers and doesn’t.

What we check

  • Lead flashings and valleys
  • Gutters and downpipes
  • Natural slate
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space
  • Flat-roofed extensions and dormers

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Sandridge, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Unlock side gates and any roof access doors
  • Tell us about any leaks, stains or damp patches you know of
  • If you’re buying, check with the agent that we can get in

Most bookings start with a short call: call 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.

Advice

Checking the roof from the ground

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Surveys for landlords and agents in Sandridge

Any of our surveys can be booked by landlords, agents and building managers in Sandridge. For a price for a let property or a block, call 07833 053749 or use the contact form.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Why act early in Sandridge

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. Outbuildings and barns around Sandridge are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What you get with us

  • We hold a CAA Flyer ID and Operator ID
  • Surveys seven days a week

Do you need a pre-purchase roof survey in Sandridge?

Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. We note what we see so you can ask about it.

Problems we come across often include:

  • Gutters choked with leaves and moss
  • Old water stains in the loft space
  • Ponding, blisters or splits on a flat roof
  • Loose pots and cracked flaunching

If you own a rental within reach of St Albans station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What to check before booking

  • Are they insured for the work?
  • Which viewpoints they use to see the roof
  • What the report includes, and whether it has photographs
  • Their report turnaround times

Questions from Sandridge

Is Sandridge in the area you cover?

Yes, Sandridge is one of the places we work. The survey and report are the same in Sandridge as anywhere else.

Is my home in Sandridge listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you need to get into the loft?

Where we can, yes. From the roof space we can see staining, timbers and underlay. If we can’t get in, the report says so.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

How do I arrange a pre-purchase roof survey in Sandridge?

Simply phone 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

What a pre-purchase roof survey looks like in Sandridge

About 2 miles west lies Childwickbury Manor, a reminder of how long the area around Sandridge has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If your home is one of the older ones in the streets near St Leonard's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
