Pre-purchase roof survey in Shipton Green: what you get

A full home survey looks at the whole property, so the roof is one item among many. We don’t offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. The two sit side by side. If you’re worried about gaps where slates or tiles have come loose and ponding, blisters or splits on a flat roof, a survey will tell you what’s going on, whatever the roof.

Being in a small place like Shipton Green makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Honest limits

It’s a careful look at the roof, not the whole story. The main limits are:

  • The condition of the rest of the house (that’s a RICS home survey)
  • What’s under the slates, tiles or felt
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.

What this survey covers

  • Lead flashings and valleys
  • Gutters and downpipes
  • The roof space
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Natural slate
  • Chimney stacks

Why it’s worth a survey now in Shipton Green

Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, so you can plan work before small faults get bigger. Around Shipton Green, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Roof by roof

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. We’ll say if the flue needs a specialist.

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. From inside the loft space, we report what we can see of it.

Questions from Shipton Green

Will you come out to Shipton Green?

Yes. Shipton Green is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is the coastal weather around Shipton Green hard on roofs?

It can do. Shipton Green is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How long does the survey visit take?

On site, it usually takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space.

Will the roof report help me negotiate with the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Landlord and commercial surveys in Shipton Green

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form.

How the survey works

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Shipton Green can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Show us where any leaks or stains appear
  • Leave a clear route to the loft

Arrange a survey

Most bookings start with a short call: call 07833 053749 or send us an email, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

Advice

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Look for fresh paint on upstairs ceilings at viewings
  • Pass the findings to your conveyancer
  • Ask whether there are papers for past roof work
  • Ask for loft access on the day

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.

Buying a home or a new roof in Shipton Green

The coast is about 1 mile or less from Shipton Green, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

If your home is one of the older ones in the streets near St Nicholas' Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. For landlords with property near Bosham station, a written report helps before buying a rental or paying for a new roof on one.
