Stoke Goldington Pre-Purchase Roof Survey
A careful look at the roof at your property in Stoke Goldington, and put it all in a written report with photos.
- Gutters choked with leaves and moss
- Blistered or split felt on a flat roof
- Bitumen or mortar used in place of proper repairs
Pre-purchase roof survey in Stoke Goldington: what you get
A full home survey looks at the whole property, so the roof is one item among many. Our survey isn’t a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both. We’re often asked to look into loose pots and cracked flaunching and ponding, blisters or splits on a flat roof, across clay and concrete tiles, gutters and downpipes and chimney stacks.
For a small place like Stoke Goldington, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Stoke Goldington, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the loft space is agreed beforehand.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a written report with photographs and recommendations before you exchange.
Preparing for the visit
- Tell us about parking before the day
- Jot down any questions you want answered
- Keep pets inside or away from the areas we are looking at
How to book

Tips from our surveys
A few practical points come up again and again on our surveys. They apply to most roofs:
- Don’t leave it until just before exchange
- For a flat, check who is responsible for the roof
- Mention any deadline when you get in touch
- Find out whether the roof has been replaced or patched
With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report is not clear, ask us.
Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.
What this survey can’t tell you
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- Defects hidden under coverings or inside walls without opening up
- How a seller will respond, or what the house is worth
- The condition of the rest of the house (that’s a RICS home survey)
If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. The full list of what we check.

Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well.
Natural slate
Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.
FAQs for Stoke Goldington
Is Stoke Goldington in the area you cover?
We do. Every survey there gets the same written report with photos.
Is Stoke Goldington within the area you cover?
Yes, Stoke Goldington is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you need access inside the house?
Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.
What if it rains on the day?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
Can I take the findings back to the seller?
Yes. The report sets out what we found, with photos, which you can share with the seller or agent. We can’t promise how the seller will respond.
Which days do you carry out surveys?
Surveys run seven days a week. To arrange a date, phone 07833 053749 or send us an email.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.
Why get it checked now?
Even if you go ahead regardless, knowing the roof’s condition helps you plan. You’ll know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. Older and listed buildings around Stoke Goldington may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

What we’re asked to look at in Stoke Goldington
Blocked or leaking gutters do damage that is not obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.
It is worth booking a survey if you’ve seen:
- Worn or lifted lead flashings
- Blistered or split felt on a flat roof
- Cracked flaunching or crumbling chimney pointing
- Sagging ridge lines or uneven roof slopes
Landlords with a home close to Wolverton station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Before you book any roof surveyor
- What the report includes, and whether it has photos
- What insurance they carry
- Whether the price includes VAT
- Will they check the loft as well as the outside?
