Landlords, agents and block managers in Sherington

We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the roof.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

How a pre-purchase roof survey works in Sherington

With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you’ll be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. We survey lead flashings and valleys, natural slate and the roof space, and common reasons people get in touch are blocked or leaking gutters and flashings that have lifted or split.

Somewhere as small as Sherington, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

Tips that help

Small things make a difference. Our tips:

  • Request records of any re-roofing
  • Ask who repairs the roof under the lease
  • Ask the agent to check the loft hatch can be opened
  • Pass the findings to your conveyancer

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.

Sherington: your questions answered

How do I find out if my home in Sherington is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Sherington?

Yes, Sherington is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

How long does the survey visit take?

On site, it normally takes about one to two hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Buying a home or a new roof in Sherington

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Linford Manor lies about 3.6 miles south-west, so building around Sherington goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you live in an older home near Church of St Laud, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What affects the price in Sherington

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size
  • Height and safe access
  • The number of roofs, including extensions and garages

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What we need to know

When you call or email, these details help:

  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • Your timetable, such as an exchange date

To arrange a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. We will confirm the price before you book.

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Different roofs, different checks

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photographs. On timing, it normally takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Somewhere like Sherington needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

How to prepare

  • Point out any leaks or damp patches
  • Have keys ready for side gates, garages or roof access doors
  • Leave a clear route to the loft
