How a thermal roof survey works in Sherington

Thermal imaging works best in the right conditions. It is useful to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when you book, and the report explains how the conditions on the day affected the results. If you’ve noticed missing or slipped insulation and damp that repairs haven’t cured, a survey will tell you what’s going on, on commercial roofs, ceilings below the roof and insulated roof spaces alike.

In a small place like Sherington, open ground can mean strong wind. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, like when you want to compare after future work.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What we cannot see

It is a careful look at the roof, not the whole story. The main limits are:

  • What’s inside walls or under coverings, without opening up
  • Seeing water directly, as the camera shows temperature, not moisture
  • A formal energy assessment

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Common questions in Sherington

Do you cover smaller places like Sherington?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is Sherington in the area you cover?

Yes. We work right across London and South East England, and Sherington is part of that. You can phone 07833 053749 or email us with the address and a few details.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can thermal imaging show missing insulation?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there is safe access.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

How long will you be at the property?

It usually takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. The report follows by email.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours for most houses, though large, tall or awkward roofs take more time. Older rural homes like those around Sherington can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Unlock side gates and any roof access doors
  • Note where any stains or damp appear
  • Have any questions written down, so nothing gets missed

Advice

Thermal roof surveys around Sherington

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. Linford Manor, about 3.6 miles south-west, is one of the historic houses in the wider area around Sherington. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you own one of the older houses in the streets near Church of St Laud, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from the air or with a thermal camera helps.

Different roofs, different checks

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

When to book a survey in Sherington

On big commercial and residential flat roofs, thermal imaging helps owners plan. It can suggest which areas may be wet and which seem dry, so we know where to take moisture readings.

It’s worth booking a survey if you’ve seen:

  • Wet areas near outlets and upstands
  • Water that travels before it shows
  • Areas of a flat roof that may hold water
  • Patches of heat loss across the roof

Anyone responsible for a site like Sherington Church of England School will know that thermal images can show where wet insulation sits under a big flat roof.

Before you book anyone

  • What they will not be able to tell you
  • Will they check the loft as well as the outside?
  • Are they insured for the work?
  • Is VAT included in the price?
