How a pre-purchase roof survey works in Sulhamstead Abbots

A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. The two sit side by side. We survey the roof space, flat-roofed extensions and dormers and natural slate, and common reasons people get in touch are signs of past leaks inside the loft and flashings that have lifted or split.

Somewhere as small as Sulhamstead Abbots, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Share the report with your solicitor
  • Ask whether there are papers for past roof work
  • Book once your offer is accepted
  • Notice patches of new decoration in top-floor rooms

After you move in, keep the report somewhere safe. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months to see how things have changed.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

What affects the price in Sulhamstead Abbots

Not every roof costs the same to survey, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • Whether it’s a home or a commercial building

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What to let us know when you get in touch

These details help when you get in touch:

  • How the loft is reached, if there is one
  • Any photos you have, taken from the ground or a window
  • Any marks or damp showing indoors
  • The address and postcode of the property

Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, phone 07833 053749 or send us an email.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take between one and two hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Sulhamstead Abbots, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Clear the way to the loft hatch
  • Jot down any questions you want answered
  • Make sure pets are kept safely away

Related advice

Do you need a pre-purchase roof survey in Sulhamstead Abbots?

Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.

A survey makes sense if you’ve noticed:

  • Flashings that have lifted or split
  • Patch repairs that may hide an ongoing problem
  • Slipped or missing slates and tiles
  • Loose pots and cracked flaunching

If you own a rental within reach of Theale station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Questions to ask before booking

  • Which parts of the roof they’ll actually see
  • What’s outside the scope of the survey
  • Whether they hold professional indemnity and public liability insurance
  • How soon the report will arrive

What a good roof survey covers

Common questions in Sulhamstead Abbots

Do you cover Sulhamstead Abbots?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is my home in Sulhamstead Abbots listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it is not a RICS home survey. It complements one rather than replacing it.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

What you can safely check yourself

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Roof by roof

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.

Buying a home or a new roof in Sulhamstead Abbots

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

For an older house near a landmark such as Church of St Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
