What a pre-purchase roof survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • How a seller will respond, or what the house is worth
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What a survey covers and does not.

  • Lead flashings and valleys

Pre-purchase roof survey in Walderton

A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We survey clay and concrete tiles, the roof space and lead flashings and valleys, and people most often book us about damp timbers or stains in the loft and blocked or leaking gutters.

Older buildings in small places like Walderton may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

Safety comes first on every visit. We inspect what can safely be seen, and anything we can’t see is noted in the report. Most visits take an hour or two at a typical home, and longer for a large or complex roof. In a hamlet or village like Walderton, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a written report with photographs and recommendations before you exchange.

Before the survey

  • Dig out any old roof reports or invoices
  • If you’re buying, let the agent know when we’re coming
  • Note where any stains or damp appear

Advice

DIY checks: what’s safe

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What we look for on each type of roof

Chimney stacks

Our chimney check is a visual one, not a flue, gas or sweep inspection. We will say if the flue needs a specialist.

Lead flashings and valleys

Many leaks start at a flashing, so we check each one closely. We photograph any that need work.

What happens if roof problems are left?

Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today, whatever anyone remembers. For an older or listed building in a place like Walderton, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Walderton questions

Will you come out to Walderton?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do roofs near the sea, like those around Walderton, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you go up on the roof?

Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. On Premium, a drone is used where it applies.

What’s the best way to book?

It is easiest to call 07833 053749 or email us. Give us the address and a few details about the roof, and we’ll recommend the right survey. We survey on any day of the week.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we can’t promise any saving.

Pre-purchase roof surveys in Walderton: local notes

Walderton is within about 5 miles of the coast, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you live in an older home near The Parish Church of St Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you own a rental within reach of Nutbourne station, a roof report gives you a clear picture before you buy or settle up with a roofer.

When to book a survey in Walderton

Viewings rarely include a proper look at the roof. You see the rooms, not the slates. New paint on a ceiling can hide old water stains, so a closer look is worth having before you commit.

Here are some of the things we see often:

  • Chimney mortar that has eroded
  • A ridge or slope that dips
  • Blistered or split felt on a flat roof
  • Patch repairs that may hide an ongoing problem

Uppark, about 4.3 miles north, is one of the historic houses in the wider area around Walderton. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
