Landlords, agents and block managers in West Molesey

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Pre-purchase roof survey in West Molesey

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey isn’t a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both. If you are worried about cracked flaunching or crumbling chimney pointing and sagging ridge lines or uneven roof slopes, a survey will tell you what’s going on, on chimney stacks, gutters and downpipes and natural slate alike.

Houses in smaller places like West Molesey can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are looked at closely. Wind lifts anything already loose, so a small fault on an exposed roof doesn’t stay small for long.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

How the survey changes by roof type

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours at a typical house, with time for the loft where it can be reached. In a smaller place like West Molesey, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a written report with photographs and recommendations, ready for you to use before exchange.

Before we arrive

  • Mention any parking restrictions on your street
  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed

Advice

Useful tips for West Molesey property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Ask the agent to check the loft hatch can be opened
  • For a flat, check who is responsible for the roof
  • Ask for any paperwork for recent roof work
  • Mention any deadline when you get in touch

The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.

Buying a home or a new roof in West Molesey

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. About 1.6 miles east lies Hampton Court Palace, a reminder of how long the area around West Molesey has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Hampton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. The streets around a church like Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

West Molesey questions

How do I find out if my home in West Molesey is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in West Molesey?

Yes. We survey roofs across London and the South East, and West Molesey is part of that. You can phone 07833 053749 or use the contact form with the address and a few details, and we’ll talk through which survey suits.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It doesn’t stand in for a RICS survey.
