How a pre-purchase roof survey works in West Tilbury

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. If airspace rules or the weather rule out a flight, we’ll say so and look from the ground, windows and the loft instead. We survey clay and concrete tiles, natural slate and flat-roofed extensions and dormers, and the problems we are asked to look at most are ponding, blisters or splits on a flat roof and gutters choked with leaves and moss.

For a small place like West Tilbury, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

West Tilbury homes and their roofs

West Tilbury lies within about 2 miles of the sea, and wind near the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Take an older house close to St James' Church: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

West Tilbury is about 3 miles east of Grays, in Thurrock. Whether the building in West Tilbury is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. We cover towns and villages across Thurrock, large and small. There is also a page for Maidstone.

Surveys in RM18 are booked the same way as anywhere else. Local streets include Church Road, Blue Anchor Lane and Rectory Road, all of which we cover. Close by, we survey roofs in Biggin (1 mile west), Chadwell St Mary (1 mile north-west), Tilbury (2 miles south-west), Orsett Heath (2 miles north-west) and Little Thurrock (2 miles west). We also work in nearby towns like Stanford-le-Hope (4 miles north-east), South Ockendon (5 miles north-west), Balstonia (3 miles north-east), Corringham (4 miles north-east), Aveley (6 miles west) and South Stifford (4 miles west).

Your questions about pre-purchase roof surveys in West Tilbury

Does a conservation area affect roof work in West Tilbury?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is the coastal weather around West Tilbury hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you work in West Tilbury?

Yes. Our area covers London and South East England, and that includes West Tilbury.

Will the roof report help me negotiate with the seller?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

How quickly will I get the report?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Do you need a pre-purchase roof survey in West Tilbury?

The fixings and underlay frequently fail before good slates or tiles do. Good slate can last well over a century, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses.

Here are some of the things we see often:

  • Cracked flaunching or crumbling chimney pointing
  • Bitumen or mortar used in place of proper repairs
  • Old water stains in the loft space
  • Gutters choked with leaves and moss

If you own a rental within reach of East Tilbury station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Before booking any roof surveyor

  • Will they check the loft as well as the outside?
  • Their drone registration, if they fly one
  • When you will get the report
  • How much experience they have with roofs like yours

What’s in a roof survey

Landlord and commercial surveys in West Tilbury

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant in advance.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Different roofs, different checks

Gutters and parapets

The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs.

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

Why it is worth a survey now in West Tilbury

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. Outbuildings and barns around West Tilbury are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. You’ll know the price for your roof before you book.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How it works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. Most surveys take about one to two hours at a typical home, or half a day or so for a commercial building. Somewhere like West Tilbury needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before we arrive

  • Unlock side gates and any roof access doors
  • For flats, make sure roof access has been agreed
  • Mention any parking restrictions on your street
