Tracing where water is getting into your roof in Almodington, using drones and thermal imaging where it applies. Get in touch for a price.
- Brown rings on upstairs ceilings
- Wet patches high on an inside wall
- Water dripping from rafters or underlay
Practical tips
Nothing here needs a ladder. A few suggestions:
- Photograph the stain each time it appears
- Do not climb onto the roof to look
- Keep water away from lights and sockets
- Catch drips in a bucket and protect the floor
If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.
Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.
How a roof leak investigation works in Almodington
We investigate roof leaks in Almodington and across London and the South East. We visit on weekdays, Saturdays and Sundays. The investigation covers inside and out, from the stain to the likely entry points. You get a report with photos and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or use the contact form to arrange a visit. If you are worried about water marks that spread in wet weather and water coming in around a roof light or dormer, a survey will tell you what’s going on, on slate and tile slopes, chimney stacks and rooflights and dormers alike.
Somewhere as small as Almodington, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. We look at whatever is safely visible and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Can I check my roof myself?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Questions from Almodington
Will you come out to Almodington?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Does a conservation area affect roof work in Almodington?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Can thermal imaging help find my roof leak?
It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.
How long does a roof leak investigation take?
It typically takes between one and two hours for a house, with bigger or more complicated roofs taking longer. Report times depend on the package.
Why is not the leak directly above the stain?
Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.
Could my leak actually be condensation?
Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.
What happens if roof problems are left?
Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. Catching it early limits what has to be replaced. Where a roof is exposed, as many are in small places like Almodington, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Roof leak investigation starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What we are asked to look at in Almodington
A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can send that water under the coverings. Leaks from valleys frequently show up some distance away inside.
Things that often lead to a survey include:
- Damp underlay across a wide area
- Leaks below a flat extension roof
- Stains around a skylight
- Staining around the chimney inside
Take a building like Birdham CE Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
Choosing a roof surveyor
- Whether the inside of the roof is included
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How long they’ve been surveying roofs
- Whether you can ask questions once you have the report
The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take an hour or two, more where the leak is intermittent or the roof is large. Somewhere as small as Almodington, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You pick a Basic, Standard or Premium Survey.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
Getting ready for the survey
- Show us where any leaks or stains appear
- For a flat or shared roof, check access with whoever owns or manages the building
- Move anything stored under the loft hatch

Advice
When you need someone else
No survey can tell you everything, and it’s better to know them up front. Keep these in mind:
- Leaks from plumbing, tanks or pipework rather than the roof
- Defects hidden under coverings or inside walls without opening up
- Whether rotten timbers meet design loads
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

Almodington roofs and the weather
The coast is about 3 miles or less from Almodington, and being near the sea means more wind and salt than a roof inland would face. Strong wind lifts anything already loose, and driving rain gets in wherever it can. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you let a flat or house near Chichester station, tracing a leak quickly matters when a tenant is living with it. For an older house near a landmark such as Earnley Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in.
