Roof leak investigations for Alphamstone homes and businesses

About our roof leak investigation in Alphamstone

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We check all of them, from every safe viewpoint. We survey the roof space, lead flashings and rooflights and dormers, and the problems we are asked to look at most are damp underlay across a wide area and drips in the loft during heavy rain.

Somewhere as small as Alphamstone, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Putting the leak right
  • Plumbing leaks that look like roof leaks
  • Whether rotten timbers meet design loads

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Chimney stacks
  • Lead flashings
  • Flat roof details
  • The roof space
  • Valleys and parapet gutters
  • Slate and tile slopes

What happens on the day

The visit has one job: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes an hour or two at most homes, or half a day or so for a commercial building. In a hamlet or village like Alphamstone, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Advice

Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays and at weekends, which can make access easier.

Before and after the survey

These tips come from what we see on roofs every week:

  • Stay off ladders and the roof
  • Write down the wind direction and rain when it leaks
  • Keep a photo record of the damp patch
  • Mention earlier attempts to fix the leak

The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, so the repair is aimed at the cause.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

What a survey costs

A few things affect what a survey costs:

  • The shape of the roof and its details
  • The roof’s overall size
  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

What to let us know when you contact us

We will normally ask about:

  • Your timetable, like an exchange date
  • The property’s address and postcode
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside

Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or drop us an email.

Alphamstone: your questions answered

Will you come out to Alphamstone?

Yes. Alphamstone is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is my home in Alphamstone listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you look in the loft space?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Can every leak be traced?

Not always, and we will be honest about that. Some leaks hide well, especially those that need wind-driven rain. Where the source is not certain, we list the likely routes in order.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

How do I book a survey in Alphamstone?

To book, call 07833 053749 or use the contact form and let us know the address and what you need to know. We’ll confirm the price and find a day that suits.

Can thermal imaging help find my roof leak?

Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.

What a roof leak investigation looks like in Alphamstone

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Gainsborough's House, about 3.6 miles north, is one of the historic houses in the wider area around Alphamstone. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For landlords with property near Bures station, a tenant living with a leak needs the cause found, not just the stain painted over. If your home is one of the older ones in the streets near Parish Church of St Barnabas, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
