Roof leak investigation in Atherington: what you get
On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Standing water puts extra pressure on every weak point. We look at the roof surface and the ceiling below. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. If you’re worried about wet patches on loft insulation and damp walls below an overflowing gutter, a survey will tell you what’s going on.
Roofs in small places like Atherington often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Why get it checked now?
Wet insulation does not insulate well. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. For an older or listed building in a place like Atherington, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof leak investigation starts from £150, including VAT.

Different roofs, different checks
Flat roof upstands and outlets
Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.
Parapet and box gutters
Hidden gutters run behind parapets or between roofs. When their outlets block, water rises over the lining and runs indoors.
FAQs for Atherington
Does being near the coast affect roofs in Atherington?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you cover smaller places like Atherington?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you take photos of the roof?
Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.
Will you check the loft?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Could my leak actually be condensation?
It is a common question. A leak usually shows in one area and follows rain, while condensation is often spread out and worse in cold weather. We tell you which it is most likely to be.
How much does a roof leak investigation cost in Atherington?
Prices start from £150, including VAT. You will know the price for your survey before booking, based on the roof’s size, access and package. For a price, call 07833 053749 or send us an email.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
Leaks and storm damage in Atherington
The coast is about 1 mile or less from Atherington, and places near the sea get more salt in the air and more wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
For site and facilities teams at buildings like St Mary's CofE Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Take an older house close to Bailiffscourt Chapel: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Landlords with a home close to Littlehampton station may find that tracing a leak quickly matters when a tenant is living with it.

What we do, step by step
After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, most surveys take between one and two hours for most houses, and more on a big or complicated roof. Rural addresses near Atherington can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with what you’ve seen: where the stain is and when it gets worse.
- We check the stain, the ceiling and the loft above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.

Related advice
Checking the roof from the ground
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- The repair itself (the investigation finds and reports the cause)
- Water from pipes, tanks or heating systems
- A structural engineer’s report
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before you book. What a survey covers and doesn’t.
