Roof leak investigation in Burlow: what you get
Our job is to find the likely source and tell you. You get a written report with photos showing the likely entry point and the route the water is taking, and recommends what should be done. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. We survey valleys and parapet gutters, lead flashings and the roof space, and common reasons people get in touch are staining around the chimney inside and ceiling stains that grow after rain.
Roofs in small places like Burlow often stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What we cannot see
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- Putting the leak right
- An intermittent leak that shows no trace on the day
- Plumbing leaks that look like roof leaks
If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. The full list of what we check.
Roof types and parts we check
- Slate and tile slopes
- Rooflights and dormers
- The roof space
- Valleys and parapet gutters
- Lead flashings
- Chimney stacks
- Flat roof details
What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. You’re welcome to ask questions while we are there. Rural addresses near Burlow can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there is safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
Before the survey
- Tell us about parking before the day
- Have keys ready for side gates, garages or roof access doors
- Check the loft hatch can be reached
Booking a survey
If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.
Advice
Burlow roofs and the weather
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Where water gets in depends a good deal on what the roof is made of and how it is detailed. The wider area around Burlow has a long history of building, with Horselunges Manor about 2.8 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Burlow is about 4 miles north of Hailsham, in East Sussex. Surveys in Burlow work the same way as everywhere we cover: a careful inspection, photos and a written report. Across East Sussex, we cover Burlow. There is also a page for Brighton.

Burlow questions
Do you carry out roof surveys in Burlow?
Yes. We work right across London and South East England, and Burlow is part of that. Just phone 07833 053749 or drop us an email and let us know about the property.
Will you come out to Burlow?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Does the report include photos?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
Do you use thermal imaging to find leaks?
Thermal imaging is used where it is useful, and it is part of the Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.
How do I book a survey in Burlow?
Simply phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
For landlords and managing agents
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Landlords and letting agents in Burlow book surveys as well as householders. A report with photos gives you a clear record of the leaking roof.
What we’re asked to look at in Burlow
Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. On slate roofs, slipping is often caused by corroded nails.
A survey can pick up problems such as:
- Wet patches high on an inside wall
- Damp patches next to the stack
- Condensation that looks like a leak
- Ceiling stains that grow after rain
If you live in an older home near Christ Church, lead flashings, valleys and old chimneys are typical places for water to get in.
Before you book any roof surveyor
- Their drone registration, if they fly one
- Is there a chance to talk the report through?
- What insurance they carry
- What the survey will not cover
Useful tips for Burlow property owners
A few practical points come up again and again on our surveys. They apply to most roofs:
- Tell us if there are tanks or pipes in the loft
- Keep water away from lights and sockets
- Note the weather when the leak shows
- Move stored items away from the hatch
Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, so the repair is aimed at the cause.
Plan a roof survey every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.
What affects the cost of roof leak investigations
A few things affect what a survey costs:
- Features like valleys, chimneys, dormers and parapets
