About our roof leak investigation in Burnt Heath

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We check all of them, from each safe vantage point. Typical surveys look at a leak that comes and goes with the weather and damp on a chimney breast, on lead flashings, chimney stacks and flat roof details.

Roofs in small places like Burnt Heath often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

What a roof leak investigation looks like in Burnt Heath

Burnt Heath is within about 4 miles of the coast, so there’s more wind and more salt in the air than further inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. The covering and its details give the first clues when tracing where water is coming from.

If you let a flat or house near Manningtree station, a clear finding on where water gets in helps you brief a roofer straight away. Living close to Ardleigh Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Burnt Heath is about 5 miles east of Colchester, in Essex. We visit Burnt Heath as part of our work across Essex. Burnt Heath is one of the towns and villages in Essex we cover for roof leak investigations. Chelmsford is in our area too.

When to book a survey in Burnt Heath

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.

A survey can pick up problems such as:

  • Drips from nail tips in a cold loft
  • Water marks that spread in wet weather
  • Water through the ceiling under a flat roof
  • Wet patches on loft insulation

Castle House lies about 2.6 miles north, so building around Burnt Heath goes back a long way. Older roofs around here can leak at old repairs as readily as at original details.

What a good roof survey covers

Burnt Heath: your questions answered

Is my home in Burnt Heath listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Burnt Heath within the area you cover?

Yes, Burnt Heath is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do you use thermal imaging to find leaks?

Thermal imaging is used where it’s useful, and it’s included in our Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

What happens on the day

The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Cottages and farmhouses around Burnt Heath often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive

  • If you’re buying, let the agent know when we’re coming
  • Leave a clear route to the loft
  • Keep pets inside or away from the areas we’re looking at

Related advice

Should I look at the roof myself first?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Surveys for landlords and agents in Burnt Heath

We survey roofs for landlords and agents as well as homeowners. A report with photos gives you a clear record of the leaking roof.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Why get it checked now?

Water damage grows the longer it is left. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. Older and listed buildings around Burnt Heath may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Useful tips for Burnt Heath property owners

A survey works best with a little help from you, before and after. Some tips:

  • Move stored items away from the hatch
  • Photograph the stain each time it appears
  • Keep water away from lights and sockets
  • Tell us if there are tanks or pipes in the loft

Any roofer you ask to quote can work from the report. The photos show the defects and where they are, so the repair is aimed at the cause.

Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.
