FAQs for Clatterford End

Is Clatterford End within the area you cover?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is my home in Clatterford End listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Why is the stain in a different place from the leak?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the entry point is frequently well away from the mark. We follow the route back instead of guessing.

What do I do with the report?

You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

Will you walk on the roof?

Only where it’s safe to do so. We inspect what can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Roof leak investigation in Clatterford End

Some ‘leaks’ aren’t leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, since the cure for one won’t solve the other. We look at the pattern of damp, the weather and the ventilation before reaching a view. We survey valleys and parapet gutters, flat roof details and rooflights and dormers, and common reasons people get in touch are water that shows only in certain storms and stains around a skylight.

Being in a small place like Clatterford End makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

Where we can’t see part of the leaking roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Older roofs in small places like Clatterford End can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the roof space above it.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Advice

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

When to book a survey in Clatterford End

Every flat roof covering has a working life. Felt frequently lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Leaks frequently start at the edges, upstands and outlets.

Here are some of the things we see often:

  • Drips from nail tips in a cold loft
  • Damp on a chimney breast
  • Ceiling stains that grow after rain
  • Wet patches on loft insulation

For an older house near a landmark such as Greensted Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Before you book any roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What happens after the report arrives
  • Whether the loft is part of the inspection
  • Their track record with similar roofs

What’s in a roof survey

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email.

Tips that help

Here are a few things we’d tell any owner:

  • Make sure the loft is accessible
  • Mention any plumbing above the damp area
  • Let us know what has already been tried
  • Keep a photo record of the damp patch

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. You can ask us about anything that is not clear.

Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.

Roof leak investigations around Clatterford End

With Hill Hall about 2.8 miles south-west, Clatterford End sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Knowing the roof type helps narrow down where water may be getting in.

Take a building like The Ongar Academy: a leak through a large roof is often found some distance from where the water shows inside. Trees in and around Weald Common Flood Meadows shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Faults hidden behind ceilings or boarding
  • Putting the leak right
  • Leaks from plumbing, tanks or pipework rather than the roof

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.
