Roof Leak Investigation in Marden Ash
We carry out roof leak investigations in Marden Ash and the rest of Essex. Surveys run on weekdays and at weekends.
- Damp on a chimney breast
- Wet patches high on an inside wall
- Drips in the loft during heavy rain
Roof leak investigation in Marden Ash: what you get
Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. If you’re worried about wet patches on loft insulation and wet patches high on an inside wall, we can find out what’s behind it.
Roofs in small places like Marden Ash often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Helping us price your survey
There is no need for technical words. Just let us know:
- Your timetable, such as an exchange date
- How the loft is reached, if there is one
- What made you get in touch

We survey roofs seven days a week. To arrange a day that suits you, call 07833 053749 or drop us an email with the address and the days you’d prefer.
Roof by roof
Flat roof upstands and outlets
On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped.
Checking the roof from ground level
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

What we do, step by step
The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes an hour or two, more where the leak is intermittent or the roof is large. In a small place like Marden Ash, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
Preparing for the visit
- If you’re buying, let the agent know when we’re coming
- Gather any invoices or paperwork from past roof work

Hill Hall, about 4.2 miles west, is one of the historic houses in the wider area around Marden Ash. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Older buildings in Essex frequently have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Different coverings let water in at different points, which shapes where the search starts.
If you look after a building like Chipping Ongar Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Marden Ash: your questions answered
Do you carry out roof surveys in Marden Ash?
Yes. We survey roofs across London and South East England, and Marden Ash is part of that. Just phone 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.
Does a conservation area affect roof work in Marden Ash?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Are you insured?
Our cover is professional indemnity plus public liability.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.
Do you test for asbestos?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Is this a RICS survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How long does a roof leak investigation take?
On site, it normally takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
When to book a survey in Marden Ash
When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. On slate roofs, slipping is often caused by corroded nails.
A survey makes sense if you’ve noticed:
- Water coming in around a roof light or dormer
- Damp patches next to the stack
- Leaks that appear only in driving rain
- Damp ceilings under a flat roof
The streets around a church such as St James are often among the oldest in a place, and if yours is one of the older homes nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
What to check before booking
- What the survey will not cover
- Will the report include photos?
- Whether you can ask questions once you have the report
- Their report turnaround times
