Roof leak investigation in Compton: what you get

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath to narrow it down. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. We’re often asked to look into staining around the chimney inside and water marks that spread in wet weather, across lead flashings, the roof space and chimney stacks.

Being in a small place like Compton makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Surveys for landlords and agents in Compton

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. In a small place like Compton, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before we arrive

  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at
  • Make sure we can get to the back of the property

Advice

What we can’t see

Before you book, it is worth knowing what a survey won’t do:

  • Water from pipes, tanks or heating systems
  • Putting the leak right
  • An intermittent leak that shows no trace on the day

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

What we check

  • Chimney stacks
  • Slate and tile slopes
  • Rooflights and dormers
  • Flat roof details
  • The roof space
  • Valleys and parapet gutters
  • Lead flashings

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What a roof leak investigation looks like in Compton

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these roof types has its own typical places for water to get in. With Uppark about 1.8 miles north, Compton sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Compton and Up Marden CofE Primary School, tracing a leak on a big roof starts with where the water appears and works back. If yours is one of the older homes in the streets near The Parish Church of St Mary, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you own a rental within reach of Rowlands Castle station, tracing a leak quickly matters when a tenant is living with it.

FAQs for Compton

Do you cover Compton?

Yes, Compton is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Compton?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

How do I book a survey in Compton?

It is easiest to phone 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll take it from there. We survey on weekdays, Saturdays and Sundays.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Leave roof access to professionals
  • Make sure the loft is accessible
  • Let us know what has already been tried
  • Do not touch fittings that water is reaching

If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

Why act early in Compton

Damp in a ceiling or loft can lead to mould. Once mould takes hold, it is harder to clear. Finding the leak comes first. Around Compton, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You’ll know the price for your survey before booking.
