How a roof leak investigation works in Chilgrove

Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. Typical surveys look at stains around a skylight and water marks that spread in wet weather, on the roof space, lead flashings and valleys and parapet gutters.

For a small place like Chilgrove, the inspection is the same as anywhere: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to.

Rented homes, blocks and businesses

We survey roofs for landlords and letting agents as well as householders. A photo-illustrated written report gives you a clear record of the leaking roof.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

FAQs for Chilgrove

Do you carry out roof surveys in Chilgrove?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is my home in Chilgrove listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How long will you be at the property?

The visit normally takes about one to two hours, more where the leak is intermittent or the roof is large. We will give you an idea of timing when booking.

Can a leak be traced on a dry day?

Typically, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

Will you fix the leak as part of this?

This service finds and reports the cause, and the repair is separate. With the report, a roofer knows exactly where to look.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

How it works

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Older rural homes like those around Chilgrove can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

How the survey changes by roof type

Lead flashings

Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, and water runs down behind them.

Valleys

Stains from a valley leak often show some distance off. From inside the loft space, we follow the water’s route back.

Leave it or get it looked at?

A leak that returns after a repair usually means the real source wasn’t found. A careful investigation looks at every likely route, not just the obvious one. That’s frequently what breaks the cycle. Around Chilgrove, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
