Frating Green Roof Leak Investigation
Roof leak investigations in Frating Green from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and South East England.
- Drips in the loft during heavy rain
- Staining where a gutter or parapet meets the wall
- Water through the ceiling under a flat roof
How a roof leak investigation works in Frating Green
Some ‘leaks’ aren’t leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Knowing which it is means the right fix can be done, since the cure for one won’t solve the other. The pattern of the damp, the ventilation and the timing all help us decide. We survey chimney stacks, slate and tile slopes and the roof space, and the problems we are asked to look at most are a leak that comes and goes with the weather and drips from nail tips in a cold loft.
In a village or hamlet like Frating Green, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. We check everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

When to book a survey in Frating Green
A chimney stack has plenty of places for rain to get in. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. The damp may appear on a chimney breast, a ceiling or in the loft.
Common reasons to book include:
- Water that shows only in certain storms
- Water dripping from rafters or underlay
- Wet patches high on an inside wall
- Ceiling stains that grow after rain
Landlords with a home close to Great Bentley station may find that a tenant living with a leak needs the cause found, not just the stain painted over.
Before you book anyone
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What the report includes, and whether it has photographs
- How long they’ve been surveying roofs
- Whether the loft is part of the inspection
How it works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take an hour or two, more where the leak is intermittent or the roof is large. Rural addresses near Frating Green can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You get in touch with details of the leak and any photos.
- The visit starts indoors, at the stain and in the loft.
- Outside, we look at every likely route in.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Preparing for the visit
- For a flat or shared roof, check access with the building owner or managing agent
- Mention any parking restrictions on your street
- If it isn’t your property yet, arrange access through the agent

Advice
Frating Green roofs and the weather
Frating Green lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
Whatever the street in Frating Green, a roof costs least to look after when faults are caught early.

Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Let us know if there are tanks or pipes in the loft
- Stay off ladders and the roof
- Take dated photos of the leak
- Note the weather when the leak shows
Once the work is done, hold on to the report. If the leak returns, it’s a useful record of what was found, which makes the next step quicker.
Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.

Why it’s worth a survey now in Frating Green
A leak rarely stays small. Damp spreads into rafters, ceilings and insulation. Finding the source early keeps the damage down. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Questions from Frating Green
Is Frating Green within the area you cover?
Yes, Frating Green is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Is my home in Frating Green listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How do I arrange a roof leak investigation in Frating Green?
To arrange a survey, call 07833 053749 or use the contact form and tell us the address and what you’d like to know. We will confirm the price and find a day that suits.
What do I do with the report?
The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Will you check the loft?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Could my leak actually be condensation?
Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.
Checking the roof from ground level
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
