Roof leak investigations in Great Bromley

How a roof leak investigation works in Great Bromley

Flat roofs leak in their own ways. Common causes are splits and blisters, tired upstands and outlets that don’t drain. Standing water puts extra pressure on every weak point. We check the roof surface and the ceiling below. Leaks under flat extension, garage and dormer roofs are common. Felt often lasts around 15 to 20 years, so age is part of the picture. Common reasons to book are staining around the chimney inside and drips in the loft during heavy rain, across lead flashings, valleys and parapet gutters and slate and tile slopes.

For a small place like Great Bromley, the inspection is the same as anywhere: the journey and access are just planned beforehand. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Roof by roof

Parapet and box gutters

A butterfly roof drains to a central valley gutter. Problems there often show in the rooms on the top floor.

Valleys

Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.

What a roof leak investigation doesn’t cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Plumbing leaks that look like roof leaks
  • A structural engineer’s report
  • What’s under the covering or behind the plaster

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What our survey covers.

FAQs for Great Bromley

Do you cover smaller places like Great Bromley?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Great Bromley is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How should I prepare for the leak investigation?

Clear the loft hatch so we can get into the roof space. Have any photos of the leak ready, and tell us about past repairs. Keep catching drips and keep water away from electrics.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Is thermal imaging part of a leak investigation?

It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Why it is worth a survey now in Great Bromley

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. Around Great Bromley, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

How it works

The aim of the visit is simple: to see as much of the leaking roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Older roofs in small places like Great Bromley can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Leaks and storm damage in Great Bromley

Great Bromley is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. About 4 miles north lies Castle House, a reminder of how long the area around Great Bromley has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Homes near green spaces such as Ardleigh Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you own one of the older houses in the streets near Church of St George, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you own a rental within reach of Alresford station, a tenant living with a leak needs the cause found, not just the stain painted over.
