How a roof leak investigation works in Hastingwood

Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Telling the two apart matters, since the cure for one won’t solve the other. The pattern of the damp, the ventilation and the timing all help us decide. Typical surveys look at leaks that appear only in driving rain and damp underlay across a wide area, across rooflights and dormers, slate and tile slopes and the roof space.

For a small place like Hastingwood, the inspection is the same as anywhere: the journey and access are just planned beforehand. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. Most visits take about 1–2 hours, more where the leak is intermittent or the roof is large. In a hamlet or village like Hastingwood, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Water from pipes, tanks or heating systems
  • A structural engineer’s report
  • A promise to find every leak on a single visit

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

What this survey covers

  • Slate and tile slopes
  • The roof space
  • Flat roof details
  • Valleys and parapet gutters
  • Chimney stacks
  • Lead flashings
  • Rooflights and dormers

What a survey costs

All our prices include VAT. What changes the price is:

  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets

Prices quoted always include VAT, and the written report is part of the package. Roof leak investigation starts from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

We’ll normally ask about:

  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from ground level or a window
  • The address and postcode of the property
  • What kind of property and roof it is

Once you know what you need, ring 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Roof leak investigations in Hastingwood: local notes

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Knowing the roof type helps narrow down where water may be getting in.

Take a building like Henry Moore Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Living close to Church Lane Flood Meadow is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Hastingwood: your questions answered

Is Hastingwood within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Hastingwood is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you go up on the roof?

Only if it’s safe. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Is it a leak or condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Is the repair included in the leak investigation?

This service finds and reports the cause, not to carry out the repair. With the report, a roofer knows exactly where to look.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or drop us an email.

Leave it or get it looked at?

Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. An investigation finds the likely cause first. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What we are asked to look at in Hastingwood

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in, frequently well away from where it shows.

A survey makes sense if you’ve noticed:

  • Water marks that spread in wet weather
  • A leak that comes and goes with the weather
  • Damp ceilings under a flat roof
  • Damp underlay across a wide area

Take an older house close to Church of St Mary Magdalene: old mortar, worn lead and slipped slates are the usual suspects when water gets in.
