Questions from Hatchford

Is Hatchford within the area you cover?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

How do I find out if my home in Hatchford is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Does the report include photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

About our roof leak investigation in Hatchford

Flat roofs leak in their own ways. Common causes are splits and blisters, tired upstands and outlets that do not drain. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. We’re often asked to look into water through the ceiling under a flat roof and water that shows only in certain storms, on chimney stacks, valleys and parapet gutters and rooflights and dormers.

Many homes in small places like Hatchford face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

Roof leak investigations around Hatchford

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the roof type helps narrow down where water may be getting in. Historic houses such as Byfleet Manor, about 2.1 miles north-west, show how far back building in the area around Hatchford goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Effingham Junction station, a tenant living with a leak needs the cause found, not just the stain painted over. Anyone responsible for a site like St Matthew's CofE Aided Infant School will know that tracing a leak on a big roof starts with where the water appears and works back.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

The survey, step by step

The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit usually takes between one and two hours, more where the leak is intermittent or the roof is large. Cottages and farmhouses around Hatchford frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Advice

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Do you need a roof leak investigation in Hatchford?

A chimney stack has lots of places for rain to get in. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. The damp may appear on a chimney breast, a ceiling or in the loft.

People usually book a survey when they’ve noticed one of these:

  • Damp on a chimney breast
  • Ceiling stains that grow after rain
  • Water coming in around a roof light or dormer
  • Damp walls below an overflowing gutter

Homes near green spaces such as The Forest and the Highlands can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • How much experience they have with roofs like yours
  • Will the report include photos?
  • What they will not be able to tell you

What to expect from a roof survey

Roof by roof

Lead flashings

A leak at a flashing often shows some way from the joint. We check every flashing that could feed the stain.

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. Problems there frequently show in the rooms on the top floor.

Honest limits

Before booking, it’s worth knowing what a survey will not do:

  • Putting the leak right
  • Faults hidden behind ceilings or boarding
  • An intermittent leak that shows no trace on the day
