Roof leak investigation in Hazeleigh

The aim is to find where the water is getting in and explain it. You get a written report with photos showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, and the repair itself is a separate job. We survey flat roof details, chimney stacks and lead flashings, and common reasons people get in touch are water dripping from rafters or underlay and staining around the chimney inside.

Roofs in small places like Hazeleigh often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Common questions in Hazeleigh

Will you come out to Hazeleigh?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Hazeleigh?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Why isn’t the leak directly above the stain?

Because water travels. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.

How much is a survey?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

What’s in the report?

Written findings with photographs, covering the condition of the leaking roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Can you always find the source?

We can’t promise it. Water can travel a long way, and some leaks only show in particular storms. Where the source isn’t certain, we list the likely routes in order.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • What’s under the covering or behind the plaster
  • Structural calculations (that is a structural engineer’s job)
  • Plumbing leaks that look like roof leaks

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Lead flashings
  • Slate and tile slopes
  • Rooflights and dormers
  • Flat roof details
  • Valleys and parapet gutters
  • Chimney stacks
  • The roof space

What we are asked to look at in Hazeleigh

A chimney stack has lots of places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.

These are some of the problems a survey can pick up:

  • Stains around a skylight
  • Damp underlay across a wide area
  • Leaks below a flat extension roof
  • Drips in the loft during heavy rain

If you own a rental within reach of South Woodham Ferrers station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What to check before booking

  • Whether the price includes VAT
  • Which parts of the roof they’ll actually see
  • How soon the report will arrive
  • What the report includes, and whether it has photos

What’s in a roof survey

Roof by roof

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.

Prices for roof leak investigations in Hazeleigh

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

A little information up front helps. Please include:

  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors
  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them

Most bookings start with a short call: ring 07833 053749 or drop us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

How it works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes an hour or two for most homes, though a hard-to-trace leak can take longer. In a small place like Hazeleigh, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us where the water shows and when it appears.
  2. We check the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • For flats, make sure roof access has been agreed
  • Tell us about parking before the day

Hazeleigh roofs and the weather

The coast is about 4 miles or less from Hazeleigh, and being near the sea means more wind and salt than a roof inland would face. In a coastal gale, rain is driven sideways into laps, verges and flashings. Danbury Place, about 3.4 miles west, is one of the historic houses in the wider area around Hazeleigh. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If your house is among the older ones in the streets near Church of St Margaret, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
