Roof leak investigations near Heath Common

About our roof leak investigation in Heath Common

Our job is to find the likely source and tell you. You get a written report with photos showing the likely entry point and the route the water is taking, and recommends what should be done. It gives any roofer a clear brief. We find and report the source, and the repair itself is a separate job. If you’ve noticed condensation that looks like a leak and water through the ceiling under a flat roof, a survey will tell you what’s going on.

Roofs in small places like Heath Common frequently stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What happens if roof problems are left?

Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. For older village homes like those around Heath Common, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Heath Common: your questions answered

Is Heath Common within the area you cover?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do you carry out roof surveys in Heath Common?

Yes, Heath Common is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or email us and tell us about the property, and we’ll talk through which survey suits.

Will you walk on the roof?

Only if it’s safe. We inspect what can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do you use thermal imaging to find leaks?

Thermal imaging is used where it’s useful, and it’s part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Before and after the survey

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Tell us about any past repairs to the roof
  • Record whether it leaks in every downpour or only some
  • Mention any plumbing above the damp area
  • Catch drips in a bucket and protect the floor

Your report arrives by email, with photos of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. The survey normally takes an hour or two for most homes, though a hard-to-trace leak can take longer. Somewhere like Heath Common needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You let us know where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

How to prepare

  • Clear the way to the loft hatch
  • For flats, check roof access has been agreed
  • Point out any leaks or damp patches

What a roof leak investigation doesn’t cover

To be straight with you, there are limits to any roof survey:

  • A structural engineer’s report
  • Water from pipes, tanks or heating systems
  • Leaks that only appear in weather we cannot recreate

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. The full list of what we check.

What we look at

  • Flat roof details
  • The roof space
  • Slate and tile slopes
  • Lead flashings
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Chimney stacks

How the survey changes by roof type

Parapet and box gutters

A butterfly roof drains to a central valley gutter. Problems there frequently show in the rooms on the top floor.

Slate and tile slopes

On slate roofs, corroded nails let slates slip. One slipped slate can be enough to cause a leak.

All our prices include VAT. Our price is from £150, including VAT. You will know the price for your roof before you book.

Heath Common roofs and the weather

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Each of these roof types has its own typical places for water to get in. About 3.1 miles west lies Parham House, a reminder of how long the area around Heath Common has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Pulborough station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you run a hotel or guest house in or near Heath Common, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition. If your home is one of the older ones in the streets near Church of the Holy Sepulchre, lead flashings, valleys and old chimneys are typical places for water to get in.
