Why get it checked now?

Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. Outbuildings and barns around Heath Common are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Gutter survey in Heath Common: what you get

Gutters are usually fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. Typical surveys look at dripping or leaking gutter joints and soffits marked by water, on fascias and soffits, eaves gutters and valley gutters.

Some older homes in villages like Heath Common are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

For landlords and managing agents

We survey roofs for landlords and agents as well as homeowners. A written report with photos gives you a clear record of the gutter.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What we do, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Heath Common, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • If you’re buying, let the agent know when we are coming
  • Make sure pets are kept safely away
  • Make sure we can get to the back of the property

Advice

What this survey cannot tell you

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Parts of gutters that cannot be seen safely
  • Rot or damp concealed behind fascias or inside walls
  • Confirming asbestos in older rainwater goods

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

Heath Common: your questions answered

Do you survey roofs for landlords with property near Pulborough station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details.

Is Heath Common within the area you cover?

Yes, Heath Common is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

What’s in the survey report?

A written report with photos, explaining the condition of the gutter, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Gutter surveys in Heath Common: local notes

With Parham House about 3.1 miles west, Heath Common sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like Thakeham Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Pulborough station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as Church of the Holy Sepulchre, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What affects the cost of gutter surveys

When we price a survey, we consider:

  • The shape of the roof and its details
  • Basic, Standard or Premium
  • Whether it’s a home or a commercial building
  • Roof area

Gutter survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Where any leaks, stains or damp patches show inside
  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, like an exchange date
  • What’s prompted the survey

Most bookings start with a short call: ring 07833 053749 or drop us an email. You’ll have a price before anything is arranged.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
