Roof leak investigation in Iver
Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. Each one is checked from wherever it’s safe to see it. If you’re worried about drips in the loft during heavy rain and leaks at a dormer or roof window, we can find out what’s behind it, on flat roof details, lead flashings and rooflights and dormers alike.
Many homes in small places like Iver face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours, more where the leak is intermittent or the roof is large. Older roofs in small places like Iver can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- You tell us where the water shows and when it appears.
- The visit starts indoors, at the stain and in the loft.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it’s useful.
- We email a report with photographs, the likely entry point and recommendations.
Before we arrive
- Make sure we can get to the back of the property
- If you’re buying, let the agent know when we are coming
- If the roof is shared, arrange access with whoever manages the building

Different roofs, different checks
Chimney stacks
Water that gets in at the top can show up lower down. Unused flues with open pots can let rain straight in.
Parapet and box gutters
We check the linings, joints and outlets where we can see them safely.
Iver roofs and the weather
Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering and its details give the first clues when tracing where water is coming from. Historic houses like Ickenham Hall, about 4.1 miles north-east, show how far back building in the area around Iver goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you run a business near The Pavilions, finding where water is getting in quickly keeps disruption down. If you look after a building such as Iver Village Infant School, on a building that size, finding the source of a drip means looking well beyond the stain.

Leave it or get it looked at?
Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. An investigation finds the likely cause first. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Landlord and commercial surveys in Iver

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the leaking roof, with photographs.
Common roof problems in Iver
Condensation is often mistaken for a leak. Warm, moist air from the house rises into a cold roof space and condenses, particularly in lofts with blocked eaves. Wet nail tips and damp underlay over a wide area are classic signs.
Here are some of the things we see often:
- Wet patches high on an inside wall
- Damp underlay across a wide area
- Staining around the chimney inside
- Water coming in around a roof light or dormer
If you own a rental within reach of Iver station, a tenant living with a leak needs the cause found, not just the stain painted over.

Your questions about roof leak investigations in Iver
Does a conservation area affect roof work in Iver?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Iver in the area you cover?
Yes, Iver is within the area we cover. We work right across London and the South East. Just ring 07833 053749 or email us and tell us about the property, and we will talk through which survey suits.
What’s the best way to book?
Just ring 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day.
Will you definitely find the leak?
Not always, and we’ll be honest about that. Water can travel a long way, and some leaks only show in particular storms. Where the source is not certain, we list the likely routes in order.
How long does the visit take?
The visit typically takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. We’ll give you an idea of timing when you book.
Can you find a leak when it isn’t raining?
In many cases, yes. Stains, tide marks, damp timbers and moisture readings usually point the way. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
What affects the price in Iver
Prices vary from roof to roof, and it comes down to:
- Whether you choose the Basic, Standard or Premium Survey
- The roof’s overall size
- How many separate roofs there are, like extensions, dormers and garages
- The height of the building and how the roof can safely be seen
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
