Roof leak investigation in Kent Street

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. We check parapets, valleys and flashings from every safe vantage point. The findings are recorded with photos. If you are worried about wet patches high on an inside wall and a leak that comes and goes with the weather, we can find out what’s behind it, on slate and tile slopes, valleys and parapet gutters and rooflights and dormers alike.

Being in a small place like Kent Street makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What you can safely check yourself

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. In a small place like Kent Street, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where the water shows and when it appears.
  2. We check the stain, the ceiling and the loft above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. You receive a written report with photos showing the likely source and what needs attention.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets in another room
  • Have any paperwork from past roof work to hand

Questions from Kent Street

Does a conservation area affect roof work in Kent Street?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Kent Street?

We do. Villages and rural addresses get the same survey as a town house.

How much is a survey?

Roof leak investigation starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How do you tell a leak from condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is frequently widespread and worst on cold days. The report explains which it looks like and what to do.

How do I book a survey in Kent Street?

Just call 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day, weekday or weekend.

Does the investigation include the repair?

This service finds and reports the cause, not to carry out the repair. With the report, a roofer knows exactly where to look.

When to book a survey in Kent Street

A roof valley collects the rain from two slopes. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. Leaks from valleys often show up some distance away inside.

Here are some of the things we see often:

  • Water dripping from rafters or underlay
  • Brown rings on upstairs ceilings
  • Wet patches high on an inside wall
  • Staining around the chimney inside

Landlords with a home close to Battle station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • Will the report include photos?
  • What insurance they carry
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

Why act early in Kent Street

Patching the spot above the stain often does not work. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first. Older cottages and farmhouses around Kent Street can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Roof leak investigation starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

How the survey changes by roof type

Valleys

A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it is too low, cracked or poorly dressed, water gets behind it.

Roof leak investigations around Kent Street

The coast is about 5 miles or less from Kent Street, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in.

Durhamford Manor, about 2.2 miles north-west, is one of the historic houses in the wider area around Kent Street. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times. Anyone responsible for a site like Ark Helenswood Academy will know that a leak through a large roof is often found some distance from where the water shows inside.
