What affects the price in Kingsfold

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Commercial roofs and larger buildings
  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

Here’s what helps us most when you get in touch:

  • Your timetable, like an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode

We survey roofs seven days a week. To arrange a day that suits you, ring 07833 053749 or drop us an email.

Roof leak investigation in Kingsfold

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof frequently turns out to be the source in heavy rain. We check parapets, valleys and flashings from each safe vantage point. The findings are recorded with photos. If you’ve noticed drips in the loft during heavy rain and leaks at a dormer or roof window, a survey will tell you what’s going on.

Being in a small place like Kingsfold makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a roof leak investigation looks like in Kingsfold

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these roof types has its own typical places for water to get in.

Around Kingsfold, as everywhere, small roof faults are simplest to sort before they let water in.

Kingsfold is about 3 miles north of Horsham, in West Sussex. We visit Kingsfold as part of our work across West Sussex, for homes and businesses alike. Our West Sussex coverage includes Kingsfold and the places around it. You can also see our page for Crawley.

Here we cover the RH12 postcode area for roof leak investigations. If you need a roof leak investigation at a property on Foxwood, Priors Wood and Dorking Road or anywhere close by, we can help. What a roof leak investigation does not cover

To be straight with you, there are limits to any roof survey:

  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that’s a structural engineer’s job)
  • Plumbing leaks that look like roof leaks

If in doubt, phone 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

What this survey covers

  • Slate and tile slopes
  • Rooflights and dormers
  • Valleys and parapet gutters
  • The roof space
  • Lead flashings
  • Chimney stacks
  • Flat roof details

Kingsfold: your questions answered

Do you cover smaller places like Kingsfold?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Kingsfold listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Does the report include photos?

Yes, every report has them. Each finding is shown in a picture where possible.

How much is a survey?

Roof leak investigation starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Will you fix the leak as part of this?

The investigation is about finding the cause. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention.

Do you use thermal imaging to find leaks?

We use thermal imaging where it helps, and it’s included in our Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Signs you need a roof leak investigation in Kingsfold

Flat roofs fail with age and wear. A felt roof often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.

Signs worth acting on include:

  • Water that shows only in certain storms
  • Leaks at a dormer or roof window
  • Damp ceilings under a flat roof
  • Water marks that spread in wet weather

If you own a rental within reach of Warnham station, a tenant living with a leak needs the cause found, not just the stain painted over.

Questions to ask before you book

  • What the report includes, and whether it has photos
  • Is VAT included in the price?
  • What’s outside the scope of the survey
  • Their drone registration, if they fly one

What’s in a roof survey

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What we look for on each type of roof

Parapet and box gutters

A butterfly roof drains to a central valley gutter. Problems there frequently show in the rooms on the top floor.

Lead flashings

Some roofs have mortar where you’d expect lead. Fillets crack and pull away over time, letting rain run behind the joint.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. Older rural homes like those around Kingsfold can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

How to prepare

  • Make sure the loft hatch can be reached
  • Make a note of anything you’d like us to look at
  • If you are buying, let the agent know when we’re coming
