Independent roof leak investigations in Langley End

Leave it or get it looked at?

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. For an older or listed building in a place like Langley End, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

About our roof leak investigation in Langley End

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. We look at all of them, from every safe vantage point. If you’ve noticed water marks that spread in wet weather and damp underlay across a wide area, a survey will tell you what’s going on, on chimney stacks, the roof space and flat roof details alike.

Being in a small place like Langley End makes no difference to how a leak or storm damage is looked at: the journey and access are just planned beforehand. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What this survey can’t tell you

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • A structural engineer’s report
  • A promise to find every leak on a single visit
  • Faults hidden behind ceilings or boarding

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

  • Chimney stacks

Roof by roof

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.

Questions from Langley End

Is my home in Langley End listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Langley End?

Yes, Langley End is on our map. Villages and rural addresses get the same survey as a town house.

Does the report include photographs?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

How do I book a survey in Langley End?

The quickest way is to call 07833 053749 or send us an email. Tell us the address and a little about the roof, and we will take it from there. We survey on weekdays and at weekends.

Does someone need to be in?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Does the investigation include the repair?

A leak investigation finds and reports the likely source. The repair isn’t part of it. You get a report with photos showing where the water is getting in and what needs attention.

Will you definitely find the leak?

Not always, and we will be honest about that. Water can travel a long way, and some leaks only show in particular storms. Where the source is not certain, we list the likely routes in order.

What happens on the day

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes an hour or two for most homes, though a hard-to-trace leak can take longer. Cottages and farmhouses around Langley End frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You tell us where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. Outside, we look at every likely route in.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Make sure we can get to the back of the property
  • Tell us about parking before the day

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Wind, rain and roofs in Langley End

Historic houses such as Knebworth House, about 2.7 miles south-east, show how far back building in the area around Langley End goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Different coverings let water in at different points, which shapes where the search starts.

Landlords with a home close to Stevenage station may find that a clear finding on where water gets in helps you brief a roofer straight away. Take an older house close to All Saints Church: old mortar, worn lead and slipped slates are the usual suspects when water gets in. Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Mention earlier attempts to fix the leak
  • Check the loft is accessible
  • Do not touch fittings that water is reaching
  • Photograph the stain each time it appears

Keep the report after the work is done. If the leak returns, it’s a useful record of what was found.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.
