Common questions in Linford

Do roofs near the sea, like those around Linford, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Does a conservation area affect roof work in Linford?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can every leak be traced?

We cannot promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Do you work in Linford?

Yes. We carry out roof leak investigations in Linford.

Do you climb onto every roof?

Only if it’s safe. We look at everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we cannot see is noted in the report.

What’s in the survey report?

A photo-illustrated written report, covering the condition of the leaking roof, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Roof leak investigation in Linford: what you get

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. It gives any roofer a clear brief. The investigation finds and explains the cause, and the repair itself is a separate job. If you’re worried about wet patches high on an inside wall and water dripping from rafters or underlay, a survey will tell you what’s going on.

In a village or hamlet like Linford, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. We check whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for a house, and about three to four hours for a commercial roof. If you have questions on the day, just ask. Older rural homes like those around Linford can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Agree roof access with the managing agent if it is shared
  • Gather any invoices or paperwork from past roof work

A quick phone call is usually the easiest start: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Leaks and storm damage in Linford

Linford lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and a good many post-war and modern estates besides. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Anyone responsible for a site like East Tilbury Primary School will know that tracing a leak on a big roof starts with where the water appears and works back. For landlords with property near East Tilbury station, a clear finding on where water gets in helps you brief a roofer straight away. If your home is one of the older ones in the streets near St Francis, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether rotten timbers meet design loads
  • Putting the leak right
  • Plumbing leaks that look like roof leaks

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

What we look at

  • Valleys and parapet gutters
  • Lead flashings
  • Rooflights and dormers
  • Flat roof details
  • Slate and tile slopes
  • Chimney stacks
  • The roof space

Roof by roof

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. Problems there often show in the rooms on the top floor.

Chimney stacks

Water that gets in at the top can show up lower down. Unused flues with open pots can let rain straight in.

Why it’s worth a survey now in Linford

Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. In a place like Linford, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We will tell you which package suits the questions you have.

How we price roof leak investigations

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available
  • Basic, Standard or Premium

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Getting in touch

There’s no need for technical words. Just tell us:

  • Dates you’re working to, like exchange
  • Where the property is, with the postcode
  • The type of building and roof, such as pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work

For a price for roof leak investigations in Linford, call 07833 053749 or use the contact form. Some details about the property and the roof help us price the survey accurately.

Tips that help

Small things make a difference. Some pointers:

  • Make sure the loft is accessible
  • Protect furniture and flooring under the leak
  • Keep water away from lights and sockets
  • Mention any plumbing above the damp area

Once the work is done, hold on to the report. If the leak returns, it’s a useful record of what was found.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.
