How a gutter survey works in Linford
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. We survey downpipes, eaves gutters and outlets and hoppers, and the problems we are asked to look at most are sagging gutters and loose brackets and leaves and moss blocking gutters.
In a small place like Linford, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roof by roof
Cast iron gutters
A good many period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.
Linford homes and their roofs
Linford lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
Living close to Grove House Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For landlords with property near East Tilbury station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If your home is one of the older ones in the streets near St Francis, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Linford is about 3 miles south-west of Stanford-le-Hope, in Thurrock. Surveys in Linford work the same way as everywhere we cover: a careful inspection, photos and a written report. Our Thurrock coverage includes Linford. Maidstone is in our area too.
Surveys in SS17 are booked the same way as anywhere else. That includes homes and businesses on Siddons Close, Devonshire Gardens and Lower Crescent and the roads around them. If you’re just outside Linford, we cover East Tilbury (1 mile south-east), Low Street (1 mile south), Chalk (4 miles south), Church Street (4 miles south-east) and Cliffe (4 miles south-east). We also work in nearby towns such as Stanford-le-Hope (3 miles north-east), Grays (3 miles west), South Ockendon (5 miles west), Corringham (3 miles north-east), Aveley (7 miles west) and Tilbury (3 miles south-west).

Useful tips for Linford property owners
Here are a few things we’d tell any owner:
- Book gutter clearing once a year, more often near trees
- Watch for green marks down the brickwork
- Make sure downpipe clips are holding
- Check for spilling water in a downpour
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.
How it works
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Linford can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a written report with photos and recommendations.
Preparing for the visit
- Move anything stored under the loft hatch
- Buyers: confirm access with the estate agent or seller
- Let us know where we can park nearby

When you need someone else
In fairness, there are limits to any roof survey:
- Hidden sections we cannot view safely
- Rot or damp concealed behind fascias or inside walls
- Confirming asbestos in older rainwater goods

Linford questions
Is Linford within the area you cover?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do you survey roofs for landlords with property near East Tilbury station?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or email us with the details.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.
Could my damp wall be caused by the gutters?
Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
Does the report include photos?
Yes. Photos are part of every report, so you can see each point for yourself.
What does a gutter survey cost?
Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, ring 07833 053749 or send us an email.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
