Flat roof surveys for homes and businesses in Linford

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’re worried about gaps at upstands and abutments and signs of deflection in the roof deck, a survey will tell you what’s going on.

Flat roofs on exposed homes in small places like Linford take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

The survey, step by step

Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, it typically takes about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Linford often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Advice

Do you need a flat roof survey in Linford?

Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Common reasons to book include:

  • Pools of water lying on the roof
  • Outlets that hold water back
  • Loose or cracked edge trims
  • Cracked or split membrane

For site and facilities teams at buildings such as East Tilbury Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What to check before booking

  • Is there a chance to talk the report through?
  • What experience they bring
  • Is VAT included in the price?
  • How soon the report will arrive

What’s in a roof survey

What a flat roof survey looks like in Linford

Linford lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

For landlords with property near East Tilbury station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near St Francis, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Different roofs, different checks

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

Rented homes, blocks and businesses

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or drop us an email.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Linford: your questions answered

How do I find out if my home in Linford is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Does being near the coast affect roofs in Linford?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

What do I do with the report?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Is ponding on a flat roof a problem?

Ponding is worth looking into. It frequently means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Tell us about it when you book and we’ll plan the survey around it.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What happens if roof problems are left?

Ponding seldom gets better on its own. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Finding the cause now keeps more options open. For an older or listed building in a place like Linford, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
