About our flat roof survey in Low Street

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. We survey upstands and outlets, GRP fibreglass and single-ply membranes, and common reasons people get in touch are signs of deflection in the roof deck and standing water left after rain.

Somewhere as small as Low Street, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

Where we cannot see part of the flat roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Questions from Low Street

How do I find out if my home in Low Street is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Low Street?

Yes. Low Street is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you take photos of the roof?

Yes. Photographs are part of every report.

What do I do with the report?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How long does the survey take?

It usually takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. The written report follows by email.

Honest limits

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Fragile surfaces, which we don’t walk on
  • What’s under the membrane without opening it up

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

Roof types and parts we check

  • EPDM rubber
  • Mastic asphalt
  • Felt flat roofs
  • Single-ply membranes
  • GRP fibreglass
  • Upstands and outlets

How the survey works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Low Street can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Make sure we can get to the back of the property
  • Leave a clear route to the loft

Flat roof surveys in Low Street: local notes

Low Street is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For landlords with property near East Tilbury station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like East Tilbury Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

When to book a survey in Low Street

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

It’s worth booking a survey if you’ve seen:

  • Pools of water lying on the roof
  • Outlets choked with leaves and silt
  • Leaks around rooflights
  • Loose or cracked edge trims

For an older house near a landmark such as St James' Church, the joins between later flat roofs and the old walls are where problems normally start.

Before booking anyone

  • Their track record with similar roofs
  • Will they check the loft as well as the outside?
  • Which viewpoints they use to see the roof
  • What they won’t be able to tell you

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Note any new marks on ceilings beneath the roof
  • Keep people off the roof unless they need to be there
  • Note where water lies after a downpour
  • Check the outlets after the leaves fall

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.
