Lead flashings
Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause.
Valleys
Stains from a valley leak often show some distance off. We trace the route from the loft where there’s safe access.
Roof leak investigation in Litlington: what you get
Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Telling the two apart matters, since the cure for one will not solve the other. The pattern of the damp, the ventilation and the timing all help us decide. We’re frequently asked to look into drips in the loft during heavy rain and drips from nail tips in a cold loft, across the roof space, chimney stacks and flat roof details.
For a small place like Litlington, the inspection is the same as anywhere: the journey and access are just planned in advance. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.
The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

What a roof leak investigation does not cover
A survey is a proper look at the leaking roof, but it can’t do everything. The main limits are:
- A structural engineer’s report
- What’s under the covering or behind the plaster
- Leaks from plumbing, tanks or pipework rather than the roof
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.
What we look at
- Flat roof details
- Valleys and parapet gutters
- Chimney stacks
- Slate and tile slopes
- The roof space
- Rooflights and dormers
- Lead flashings
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Litlington roofs and the weather
The coast is about 3 miles or less from Litlington, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. The covering and its details give the first clues when tracing where water is coming from.
For an older house near a landmark such as The Parish Church of St Michael the Archangel, lead flashings, valleys and old chimneys are typical places for water to get in. Alfriston Clergy House, about 0.5 miles north, is one of the historic houses in the wider area around Litlington. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times. If you look after a building such as Alfriston School, on a building that size, finding the source of a drip means looking well beyond the stain.

What affects the cost of roof leak investigations
All our prices include VAT. What changes the price is:
- The height of the building and how the roof can be seen safely
- If the survey needs thermal imaging or a drone
- How many separate roofs there are, such as extensions, dormers and garages
- Whether it’s a home or a commercial building
Roof leak investigation starts from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.
Helping us price your survey
Before you get in touch, it’s useful to have:
- Whether there’s a loft hatch, a shared roof or tricky access
- Any stains, drips or damp patches you’ve seen indoors
- What made you get in touch
- The style of property, from a terrace to a block

Useful tips for Litlington property owners
A survey works best with a little help from you, before and after. Some tips:
- Leave roof access to professionals
- Keep water away from lights and sockets
- Tell us about any past repairs to the roof
- Note the weather when the leak shows
With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that is not clear.
Keep the loft space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Make sure insulation does not block airflow at the eaves.
How it works
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours, more where the leak is intermittent or the roof is large. For a village or hamlet like Litlington, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- You get in touch with details of the leak and any photos.
- Inside, we check the damp area and the loft space above it.
- We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
- Moisture readings and thermal imaging are used where they help.
- You receive a written report with photos showing the likely source and what needs attention.
Before we arrive
- Make a note of anything you’d like us to look at
- Point out any leaks or damp patches
- Tell us about parking before the day

Questions from Litlington
Is my home in Litlington listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Is Litlington within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.
Could my leak actually be condensation?
Many apparent leaks turn out to be condensation. A leak typically shows in one area and follows rain, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
How many surveys have you done?
We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Will I get photos?
Yes, every report has them. Each finding is shown in a picture where possible.
