Midgham Green questions

Will you come out to Midgham Green?

Yes, Midgham Green is on our map. A small place gets exactly the same survey as a big one.

Do you cover Midgham Green?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

What’s in the survey report?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How much is a survey?

Roof leak investigation starts from £150, including VAT. We confirm the price for your roof before you book. For a price, ring 07833 053749 or send us an email.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

Will you check the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

About our roof leak investigation in Midgham Green

A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot and so do photos. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. Common reasons to book are damp ceilings under a flat roof and damp on a chimney breast, across flat roof details, the roof space and slate and tile slopes.

Somewhere as small as Midgham Green, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. We check what can be seen safely and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a roof leak investigation doesn’t cover

Before you book, it is worth knowing what a survey will not do:

  • Structural calculations (that’s a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up
  • Leaks that only appear in weather we cannot recreate

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What we look at

  • Rooflights and dormers
  • Flat roof details
  • Slate and tile slopes
  • Chimney stacks
  • Lead flashings
  • The roof space
  • Valleys and parapet gutters

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Leaks and storm damage in Midgham Green

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

Take an older house close to Church of St Matthew: lead flashings, valleys and old chimneys are typical places for water to get in. Landlords with a home close to Midgham station may find that tracing a leak quickly matters when a tenant is living with it.

Signs you need a roof leak investigation in Midgham Green

Valleys carry a lot of water. Split linings, slipped valley tiles or debris can push water under the slates or tiles. The stain may appear well away from the valley itself.

Most people get in touch after spotting something like this:

  • Water through the ceiling under a flat roof
  • Water that shows only in certain storms
  • Brown rings on upstairs ceilings
  • Staining where a gutter or parapet meets the wall

Take a building like Woolhampton C.E. Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.

What a good roof survey covers

How the survey works

Once we have finished looking, we write up our findings as a written report with photographs, emailed to you. As for time on site, most surveys take about one to two hours for most houses; commercial roofs usually need 3–4 hours. Older roofs in small places like Midgham Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Preparing for the visit

  • Make sure pets are kept safely away
  • Buyers: confirm access with the estate agent or seller
  • Let us know where we can park nearby

Water and electrics don’t mix. Keep away from any fitting that water is reaching and have an electrician check it. Then the source needs tracing. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Write down the wind direction and rain when it leaks
  • Keep water away from lights and sockets
  • Take dated photos of the leak
  • Catch drips in a bucket and protect the floor

Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, so the repair is aimed at the cause.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.
