New England Roof Leak Investigation
Roof leak investigations for homes and businesses in New England. More than 5,000 surveys completed across London and South East England.
- Damp underlay across a wide area
- Damp on a chimney breast
- Water marks that spread in wet weather
When you need someone else
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Structural calculations (that is a structural engineer’s job)
- What’s under the covering or behind the plaster
- Leaks that only appear in weather we can’t recreate
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.
Roof types and parts we check
- The roof space
- Lead flashings
- Flat roof details
- Chimney stacks
- Rooflights and dormers
- Valleys and parapet gutters
- Slate and tile slopes
Roof leak investigations for homes and businesses in New England
On older houses, leaks frequently start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof frequently turns out to be the source. Parapet walls and their gutters are checked from wherever it’s safe. The findings are recorded with photos. We’re often asked to look into brown rings on upstairs ceilings and damp underlay across a wide area, on the roof space, slate and tile slopes and rooflights and dormers.
Being in a small place like New England makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

New England: your questions answered
Is New England within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
How do I find out if my home in New England is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
Will you fix the leak as part of this?
Our job here is to trace the leak and explain it, and the repair is separate. With the report, a roofer knows exactly where to look.
Can you find a leak when it is not raining?
In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
Landlord and commercial surveys in New England
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.
Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Prices for roof leak investigations in New England
To price your survey, we check:
- The size of the roof
- Any need for thermal images or a drone flight
- How complicated the roof is, with its valleys, chimneys and parapets
- The package you choose: Basic, Standard or Premium
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
What we need to know
Before you get in touch, it helps to have:
- Dates you are working to, such as exchange
- Your postcode, so we can check access and travel
- The kind of building and roof involved
- Any marks or damp showing indoors
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or drop us an email.
What we look for on each type of roof
Lead flashings
Mortar fillets are sometimes used instead of lead. They crack as the roof and wall move, and water runs down behind them.
Valleys
A valley leak can appear well away from the valley inside. From inside the loft space, we follow the water’s route back.
New England roofs and the weather
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Knowing the roof type helps narrow down where water may be getting in.
If your house is among the older ones in the streets near Church of St Leonard, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Living close to Haverhill Railway Walks is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Why get it checked now?
A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. An investigation now gives you time to plan the work. In a place like New England, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
Roof leak investigation starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.

The survey, step by step
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about one to two hours, more where the leak is intermittent or the roof is large. Somewhere as small as New England, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- If the roof is shared, arrange access with whoever manages the building
- Keep pets in another room
