Newtimber Roof Leak Investigation
Roof leak investigations across Newtimber, with over 20 years’ experience behind it. You get a clear report with photos.
- Damp underlay across a wide area
- Wet patches high on an inside wall
- Water marks that spread in wet weather
How it works
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Older roofs in small places like Newtimber can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You pick a Basic, Standard or Premium Survey.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Before we arrive
- Keep pets out of the way during the survey
- Note where any stains or damp appear
- Leave side gates unlocked

Roof leak investigation in Newtimber
Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it’s needed. We survey valleys and parapet gutters, chimney stacks and lead flashings, and the problems we’re asked to look at most are leaks below a flat extension roof and drips from nail tips in a cold loft.
Being in a small place like Newtimber makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Can I check my roof myself?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

What else we do in Newtimber
How we price roof leak investigations
The price reflects the time and kit the roof needs. That comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- Any need for thermal images or a drone flight
- Whether it is a home or a commercial building
- The roof’s overall size
Roof leak investigation starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.
Getting in touch
To price your survey accurately, we’ll ask about:
- Where water is showing inside, if it is
- Anything about access we should know
- Your timetable, such as an exchange date
- Photos of the roof, taken safely from the ground or a window
To book a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We’ll confirm the price before booking.
Questions from Newtimber
How do I find out if my home in Newtimber is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is Newtimber within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is the repair included in the leak investigation?
Our job here is to trace the leak and explain it, and the repair is separate. With the report, a roofer knows exactly where to look.
Will you go up on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
What does a roof survey cost?
Roof leak investigation starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it as you book and we will explain what’s needed.
Does someone need to be in?
Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Common roof problems in Newtimber
Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.
Most people get in touch after spotting something like this:
- Staining where a gutter or parapet meets the wall
- Leaks that appear only in driving rain
- Drips in the loft during heavy rain
- Water coming in around a roof light or dormer
If you let a flat or house near Hassocks station, tracing a leak quickly matters when a tenant is living with it.
Questions to ask before you book
- Whether VAT is in the quoted price
- What’s outside the scope of the survey
- Whether the loft space is looked at, where there is one
- Their track record with similar roofs
What a roof leak investigation looks like in Newtimber
Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Portslade Manor, about 4.6 miles south, is one of the historic houses in the wider area around Newtimber. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If your home is one of the older ones in the streets near The Parish Church of St John Evangelist, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

What a roof leak investigation does not cover
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- What’s under the covering or behind the plaster
- Leaks that only appear in weather we can’t recreate
- Water from pipes, tanks or heating systems
If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and does not.

Different roofs, different checks
Parapet and box gutters
Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.
Lead flashings
Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.
