Newtimber Gutter Survey
A survey of gutters, valleys, outlets and downpipes for Newtimber, from an experienced roof surveyor. Every survey comes with a written report and photographs.
- Joints that drip after rain
- Blocked outlets and hoppers
- Overflowing valley or parapet gutters
Why get it checked now?
A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building, frequently in the heaviest rain. It’s worth having these gutters looked at before the wetter months. Older and listed buildings around Newtimber may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You’ll know the exact price before booking.

Gutter survey in Newtimber
Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them, from ground level, from windows, from the roof space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. Typical surveys look at gutters full of debris and silt and hoppers and outlets full of debris, on eaves gutters, fascias and soffits and downpipes.
In a village or hamlet like Newtimber, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How the survey works
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Newtimber, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First, you tell us what you’ve seen, like overflows or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the roof space, where there is safe access, for signs of water getting in.
- You get a report with photographs and recommendations.
How to prepare
- Keep pets out of the way during the survey
- If you are buying, check with the agent that we can get in
- Unlock side gates and any roof access doors

What we look for on each type of roof
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints where they can be seen.
Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Prices for gutter surveys in Newtimber
Not every roof costs the same to survey, and it comes down to:
- The number of roofs, including extensions and garages
- Any need for thermal images or a drone flight
- Height and safe access
- Features like valleys, chimneys, dormers and parapets
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
What we need to know
Before you get in touch, it helps to have:
- Where the property is, with the postcode
- Access details, such as a loft hatch or a shared roof
- The type of building and roof, like pitched or flat
- What’s prompted the survey
To book a survey, call 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
Questions from Newtimber
Do you cover smaller places like Newtimber?
Yes, Newtimber is on our map. A small place gets exactly the same survey as a big one.
How do I find out if my home in Newtimber is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
How do I arrange a gutter survey in Newtimber?
To arrange a survey, ring 07833 053749 or email us and let us know the address and what you want to find out. We’ll confirm the price and agree a day with you.
Do you check valley and parapet gutters?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.
Can you tell me if my old gutters contain asbestos?
No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
