Drone roof survey in Newtimber: what you get
A drone shows the outside of a roof very well, but it cannot see under the coverings or into the loft. We check the loft from inside where it’s safe, since that’s where leaks and condensation often show first. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there is no safe loft access, the report says so. If you’ve noticed moss and weeds taking hold up top and hidden gutters full of leaves, a survey will tell you what’s going on, on fragile roofs, large and complex roofs and tall and steep roofs alike.
In a small place like Newtimber, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Newtimber questions
How do I find out if my home in Newtimber is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you cover smaller places like Newtimber?
Yes. Newtimber is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.
Can you fly a drone near an airport?
Near airports like Heathrow, Gatwick, London City and Stansted, flight restriction zones apply. We check your address and ask for permission where it’s required. If we can’t fly, we use other safe vantage points.
How quickly is the report sent?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.
What will the report tell me?
You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.
What happens next?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
How long does a drone roof survey take?
Typically, it takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. That includes checking the site and the weather before take-off.

The survey, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes an hour or two at a house, including the airspace and weather checks before take-off. Cottages and farmhouses around Newtimber often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You give us the address and tell us about the roof.
- Any flight restriction at the address is checked, with permission requested if required.
- Before take-off, the wind, the weather and the launch spot are looked at.
- We fly the sub-250g drone close to the roof and photograph each area.
- You receive a written report with the photos and our recommendations.
Before the survey
- For a flat or shared roof, check access with whoever owns or manages the building
- Note where any stains or damp appear
- If you are buying, let the agent know when we’re coming
Getting a price
If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.
Related advice
Leave it or get it looked at?
Photographing a roof from the air doesn’t touch it. Fragile slates and tiles stay as they are, so you see the roof exactly as it is. Older and listed buildings around Newtimber may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Signs you need a drone roof survey in Newtimber
Chimney tops take the worst of the weather. From ground level, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.
Typical things we are asked to look at include:
- Eroded pointing on a chimney stack
- Slipped or missing slates on a high roof
- Outlets choked with leaves and silt
- Blistered or cracked flat roof coverings
For an older house near a landmark like The Parish Church of St John Evangelist, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Tips from our surveys
Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:
- Keep a clear space in the garden or drive for take-off
- Allow for a change of day in poor weather
- Keep pets indoors during the flight
- Check the loft can be reached
If you need work done, roofers can work from the photos. They’ll see exactly where each defect is.
Every so often, look in the roof space with a torch, keeping to boarded areas. The underside often shows problems before the outside does. Take photos of any changes.
