Need a drone roof survey in Clayton?

How the survey works

Every roof is different, but as a rough guide the survey takes about one to two hours on an ordinary house, or half a day or so for a commercial building. If you have questions on the day, just ask. In a hamlet or village like Clayton, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You give us the address and tell us about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Agree roof access with the managing agent if it’s shared
  • Note where any stains or damp appear

Book a survey

Advice

Drone roof surveys for homes and businesses in Clayton

Tall, steep, large or fragile roofs can’t always be inspected up close. A drone takes close-up photos of those roofs from the air. You see slates, ridges, chimneys, valleys and gutters in detail. Everything we find goes into a report with photos. It also suits roofs that would be damaged by someone walking on them. Where a flight isn’t possible, we explain why. We survey chimney stacks, flat roofs on upper floors and valleys and parapet gutters, and people most often book us about moss building up on slopes and in gutters and storm damage on steep or tall roofs.

Villages like Clayton often stand in open country, where wind can be strong. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Questions from Clayton

Can you fly a drone over a roof in Clayton?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.

Do you cover smaller places like Clayton?

Yes, Clayton is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

How much does a drone roof survey cost in Clayton?

Prices start from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Will you photograph what you find?

Yes. The report includes photographs of what we found.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

What happens next?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What affects the cost of drone roof surveys

Several things affect the price of a survey:

  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • The style of property, from a terrace to a block
  • Access details, such as a loft hatch or a shared roof
  • Pictures from the garden or a window, if you have them
  • Any stains, drips or damp patches you’ve seen indoors

To arrange a survey, phone 07833 053749 or email us and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

Surveys for landlords and agents in Clayton

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the survey around it.

Why act early in Clayton

Faults on high roofs tend to be found late. By then, timbers, ceilings and insulation may be wet. Looking from above picks up the early signs. Around Clayton, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What a drone roof survey does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • Anything inside the loft or under the coverings
  • Flights in a restricted zone without permission

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

What we look at

  • Chimney stacks
  • Flat roofs on upper floors
  • Tall and steep roofs
  • Large and complex roofs
  • Fragile roofs
  • Valleys and parapet gutters

Drones, thermal imaging and Clayton roofs

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. Historic houses such as Preston Manor & Gardens, about 4.7 miles south, show how far back building in the area around Clayton goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Take a building like The Windmills Junior School: a view from above covers a wide roof far faster than walking it. Take an older house close to St John the Baptist's Church: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.

Different roofs, different checks

Steep slate and tile slopes

Widespread slipping on slate normally means nail fatigue. Close-up photos show how widespread it is.

Large commercial roofs

Older cement sheet roofs may contain asbestos. We don’t test for it, but we flag it and recommend a specialist asbestos surveyor.
