Roof leak investigations near Norlington

Roof leak investigations for homes and businesses in Norlington

Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us and so do photos. Even on a dry day, a leak typically leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. We survey valleys and parapet gutters, rooflights and dormers and the roof space, and common reasons people get in touch are condensation that looks like a leak and damp ceilings under a flat roof.

Somewhere as small as Norlington, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What we are asked to look at in Norlington

Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.

People usually book a survey after spotting one of these:

  • Damp patches next to the stack
  • Staining where a gutter or parapet meets the wall
  • Damp ceilings under a flat roof
  • Brown rings on upstairs ceilings

If you look after a building such as Ringmer Community College and Sixth Form, a leak through a large roof is often found some distance from where the water shows inside.

Before you book anyone

  • Are they insured for the work?
  • What follow-up you get after the report
  • How long they’ve been surveying roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Cottages and farmhouses around Norlington often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Mention any parking restrictions on your street
  • Unlock side gates and any roof access doors

Norlington questions

Do you carry out roof surveys in Norlington?

Yes. Our area covers London and South East England, and Norlington is part of that. Just ring 07833 053749 or use the contact form and let us know about the property.

Will you come out to Norlington?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How should I prepare for the leak investigation?

Note when the leak appears and what the weather was doing, and take photos. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Could my leak actually be condensation?

Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Roof leak investigations in Norlington: local notes

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Each of these roof types has its own typical places for water to get in. Historic houses such as Glyndebourne, about 1.6 miles south, show how far back building in the area around Norlington goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For an older house near a landmark such as The Parish Church of St Mary the Virgin, lead flashings, valleys and old chimneys are typical places for water to get in. For landlords with property near Lewes station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Norlington is about 3 miles north-east of Lewes, in East Sussex. From houses to flats and shops in Norlington, the roof can be surveyed on a weekday or at the weekend. Our East Sussex coverage includes Norlington and the places around it. Brighton is in our area too.

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Faults hidden behind ceilings or boarding
  • Putting the leak right

Landlords, agents and block managers in Norlington

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Leave it or get it looked at?

Lingering damp encourages mould on ceilings and walls. It is unpleasant, and it is harder to deal with once established. Finding the leak comes first. Where a roof is exposed, as many are in small places like Norlington, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Every price we give includes VAT, and the report is not charged as an extra. Roof leak investigation starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
