Roof leak investigation in Broyle Side: what you get

Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Knowing which it is means the right fix can be done, since the cure for one will not solve the other. We look at the pattern of damp, the weather and the ventilation before reaching a view. Common reasons to book are water that shows only in certain storms and leaks below a flat extension roof, on the roof space, chimney stacks and flat roof details.

In a village or hamlet like Broyle Side, older cottages and farmhouses frequently have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

For landlords and managing agents

Landlords, agents and building managers in Broyle Side and across East Sussex can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or email us.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we’ll plan the visit with that in mind.

Tips that help

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Mention any plumbing above the damp area
  • Move stored items away from the hatch
  • Put a bucket under the drip and move valuables
  • Keep a photo record of the damp patch

Keep the report after the work is done. If water appears again, it shows what was found before, which makes the next step quicker.

After a downpour, look in the loft space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.

Your questions about roof leak investigations in Broyle Side

Does a conservation area affect roof work in Broyle Side?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like Broyle Side?

Yes. Broyle Side is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Does the report include photographs?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Leaks and storm damage in Broyle Side

The wider area around Broyle Side has a long history of building, with Glyndebourne about 1.7 miles south. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. The covering and its details give the first clues when tracing where water is coming from.

If yours is one of the older homes in the streets near The Parish Church of St Mary the Virgin, lead flashings, valleys and old chimneys are typical places for water to get in. Take a building like Ringmer Community College and Sixth Form: on a building that size, finding the source of a drip means looking well beyond the stain.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Leaks that only appear in weather we cannot recreate
  • A structural engineer’s report
  • The repair itself (the investigation finds and reports the cause)

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • The roof space
  • Slate and tile slopes
  • Lead flashings
  • Rooflights and dormers
  • Chimney stacks
  • Flat roof details
  • Valleys and parapet gutters

What we are asked to look at in Broyle Side

Flat roofs fail with age and wear. Felt often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.

Common reasons to book include:

  • Wet patches on loft insulation
  • Damp patches next to the stack
  • Water through the ceiling under a flat roof
  • Wet patches high on an inside wall

If you let a flat or house near Glynde station, tracing a leak quickly matters when a tenant is living with it.

Before booking anyone

  • Which limits apply to the survey
  • Whether VAT is added on top
  • Whether the inside of the roof is included
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a roof survey includes

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. In a small place like Broyle Side, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the loft space above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Leave a clear route to the loft
  • Let us know about any leaks, stains or damp patches you know of

Advice

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
