Need a roof leak investigation in North Mundham?

Roof leak investigation in North Mundham

We investigate roof leaks in North Mundham and across London and South East England. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a written report with photos and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, then call 07833 053749 or email us. We are often asked to look into brown rings on upstairs ceilings and staining where a gutter or parapet meets the wall, across rooflights and dormers, slate and tile slopes and the roof space.

Roofs in small places like North Mundham often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

What affects the cost of roof leak investigations

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • How big the roof is

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Roof leak investigation starts from £150, including VAT.

Booking your survey

There’s no need for technical words. It is enough to tell us:

  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you’re working to, such as exchange

Most bookings start with a short call: call 07833 053749 or send us an email and we will ask a few questions about the roof. You will have a price before anything is arranged.

Your questions about roof leak investigations in North Mundham

Do roofs near the sea, like those around North Mundham, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and North Mundham is within about 3 miles of the coast.

Does a conservation area affect roof work in North Mundham?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

How much does a roof leak investigation cost in North Mundham?

Roof leak investigation starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

Will you photograph what you find?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it’s part of the Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable.

What a roof leak investigation looks like in North Mundham

The coast is about 3 miles or less from North Mundham, so there’s more wind and more salt in the air than further inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, and salt air slowly wears metal fixings. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the roof type helps narrow down where water may be getting in.

Goodwood House lies about 4 miles north, so building around North Mundham goes back a long way. Older roofs around here can leak at old repairs as readily as at original details. If you live in an older home near The Parish Church of St Stephen, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you look after a building such as North Mundham Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Tips that help

Here are a few things we’d tell any owner:

  • Take dated photos of the leak
  • Keep water away from lights and sockets
  • Put a bucket under the drip and move valuables
  • Move stored items away from the hatch

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.

Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.

Different roofs, different checks

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. Problems there often show in the rooms on the top floor.

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. When one blocks, water ponds and finds any weak spot. We check outlets and the covering around them.

What we can’t see

It’s a careful look at the leaking roof, not the whole story. The main limits are:

  • The repair itself (the investigation finds and reports the cause)
  • A promise to find every leak on a single visit
  • What’s under the covering or behind the plaster

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What we look at

  • Chimney stacks
  • Lead flashings
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Slate and tile slopes
  • The roof space
  • Flat roof details

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes between one and two hours at most homes, and about three to four hours for a commercial roof. Older roofs in small places like North Mundham can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.
