Roof leak investigation in Offington: what you get

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you’ve noticed leaks at a dormer or roof window and leaks that appear only in driving rain, we can find out what’s behind it.

In a village or hamlet like Offington, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Checking the roof from the ground

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

For landlords and managing agents

Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Check whether pipes or tanks run near the stain
  • Tell us about any past repairs to the roof
  • Check the loft is accessible
  • Photograph the stain each time it appears

If the leak turns out to be condensation, the report says so, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.

After a downpour, look in the loft space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Photograph anything new.

Roof leak investigations in Offington: local notes

Offington is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Knowing the roof type helps narrow down where water may be getting in.

Landlords with a home close to West Worthing station may find that a clear finding on where water gets in helps you brief a roofer right away. If you live in an older home near St Andrew's Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. With Ecclesden Manor about 3.6 miles west, the area around Offington has a long history. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times.

Offington is about 1 mile north-east of Worthing, in West Sussex. Wherever you are in Offington, we can carry out roof leak investigations at your property, on a weekday, Saturday or Sunday. Offington is one of the towns and villages in West Sussex where we work for roof leak investigations. Brighton is in our area too.

What affects the price in Offington

Several things affect the price of a survey:

  • How big the roof is
  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details
  • The height of the building and how the roof can be seen safely

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What to let us know when you get in touch

We’ll typically ask about:

  • When you need the report by
  • The kind of building and roof involved
  • The reason for the survey, like buying, a leak or storm damage
  • How the loft is reached, if there is one

A quick phone call is normally the easiest start: phone 07833 053749 or email us and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

FAQs for Offington

Does being near the coast affect roofs in Offington?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How do I find out if my home in Offington is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Why is the stain in a different place from the leak?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the entry point is frequently well away from the mark. We follow the route back instead of guessing.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Is the repair included in the leak investigation?

Our job here is to trace the leak and explain it, not to carry out the repair. The report gives any roofer a clear brief.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • A structural engineer’s report
  • What’s under the covering or behind the plaster

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

What this survey covers

  • Flat roof details
  • Lead flashings
  • Chimney stacks
  • Valleys and parapet gutters
  • The roof space
  • Slate and tile slopes
  • Rooflights and dormers

What we do, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Older rural homes like those around Offington can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • For flats, make sure roof access has been agreed
  • Move anything stored under the loft hatch
