Roof leak investigation in Padworth: what you get
Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us and so do photos. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. Common reasons to book are wet patches high on an inside wall and water through the ceiling under a flat roof, on slate and tile slopes, lead flashings and the roof space.
In a village or hamlet like Padworth, older cottages and farmhouses frequently have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works
Once we have finished looking, we write up our findings in a report with photographs, emailed to you. On timing, it normally takes about 1–2 hours, more where the leak is intermittent or the roof is large. Older rural homes like those around Padworth can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- You let us know where the water shows and when it appears.
- The visit starts indoors, at the stain and in the loft.
- Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it is useful.
- You receive a written report with photos showing the likely source and what needs attention.

Advice
Leaks and storm damage in Padworth
If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. The covering and its details give the first clues when tracing where water is coming from.
If you let a flat or house near Aldermaston station, a tenant living with a leak needs the cause found, not just the stain painted over. For an older house near a landmark such as Church of St John the Baptist, lead flashings, valleys and old chimneys are typical places for water to get in.
Padworth is about 3 miles north-east of Tadley, in West Berkshire. Surveys in Padworth work the same way as everywhere we cover: a careful inspection, photographs and a written report. Padworth is one of the towns and villages in West Berkshire where we work for roof leak investigations. For surveys nearby, see our Reading page.

Checking the roof from the ground
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Padworth questions
How do I find out if my home in Padworth is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you cover Padworth?
We do. The survey and report are the same in Padworth as anywhere else.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
Do you use thermal imaging to find leaks?
We use thermal imaging where it helps, and it’s included in our Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.
What does a roof survey cost?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.
Does the report include photographs?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding.
Can a leak be traced on a dry day?
In many cases, yes. Stains, tide marks, damp timbers and moisture readings usually point the way. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.
Honest limits
It is a careful look at the leaking roof, not the whole story. Its limits include:
- A structural engineer’s report
- Carrying out the fix
- What’s under the covering or behind the plaster

What we look for on each type of roof
Parapet and box gutters
Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.
Flat roof upstands and outlets
Outlets drain a flat roof. A blocked outlet leaves water standing, which tests every joint. We check outlets and the covering around them.
Tips that help
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Keep water away from lights and sockets
- Check whether pipes or tanks run near the stain
- Do not climb onto the roof to look
- Let us know what has already been tried
If the leak turns out to be condensation, the report says so, with recommendations on ventilation. That avoids roof work that wouldn’t help.
Keep the loft space ventilated. Air movement keeps condensation down, which is frequently mistaken for a leak. Make sure insulation doesn’t block airflow at the eaves.
Common roof problems in Padworth
Blocked gutters can look like a roof leak. Parapet and box gutters are the worst for this, because when they block, water backs up and runs inside.
Problems we come across often include:
- Water dripping from rafters or underlay
- Water marks that spread in wet weather
- Water through the ceiling under a flat roof
- Leaks that appear only in driving rain
For site and facilities teams at buildings like Sulhamstead and Ufton Nervet School, on a building that size, finding the source of a drip means looking well beyond the stain.
