Pitsea Roof Leak Investigation
Tracing where water is getting into your roof in Pitsea, using drones and thermal imaging where applicable. Call or email for a price.
- Wet patches on loft insulation
- Leaks at a dormer or roof window
- Damp walls below an overflowing gutter
Roof by roof
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped.
Parapet and box gutters
A butterfly roof drains to a central valley gutter. Problems there often show in the rooms on the top floor.
How a roof leak investigation works in Pitsea
Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Telling the two apart matters, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. We survey flat roof details, the roof space and valleys and parapet gutters, and people most frequently book us about wet patches on loft insulation and leaks below a flat extension roof.
Extensions, dormers and conservatories are common on houses in towns like Pitsea, and where an extension meets the house is a common leak point. Flashings, upstands and the edges of flat roofs are checked alongside the main roof, inside and out. Water can run along the top of a wall or a joist before it shows, so the stain isn’t always the place to look.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.
What a roof leak investigation doesn’t cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Carrying out the fix
- What’s under the covering or behind the plaster
- Plumbing leaks that look like roof leaks
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and doesn’t.
What this survey covers
- Chimney stacks
- Rooflights and dormers
- Flat roof details
- Slate and tile slopes
- Valleys and parapet gutters
- The roof space
- Lead flashings
What we do, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes between one and two hours, more where the leak is intermittent or the roof is large. For a visit in Pitsea, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Weekday and weekend visits are available.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- From the roof space, we trace the water’s route where there’s safe access.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
Before we arrive
- If it is not your property yet, arrange access through the agent
- Make sure the loft hatch can be reached
- Keep pets inside or away from the areas we are looking at
Book a survey
Most bookings start with a short call: call 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Common questions in Pitsea
Does a conservation area affect roof work in Pitsea?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
My home in Pitsea has a flat-roofed garage or porch. Is it worth having that looked at?
Yes, if you’d like it included, mention it as you book. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.
How long does the visit take?
On site, it usually takes an hour or two, more where the leak is intermittent or the roof is large. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Why does not the damp patch line up with the hole?
Because water travels. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. We follow the route back instead of guessing.
How much is a survey?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Do you need a roof leak investigation in Pitsea?
Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can send that water under the coverings. The stain may appear well away from the valley itself.
These are some of the problems a survey can pick up:
- Water coming in around a roof light or dormer
- Damp on a chimney breast
- Leaks below a flat extension roof
- Condensation that looks like a leak
For an older house near a landmark such as Saint Gabriel's Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
What to check before booking
- What’s outside the scope of the survey
- Is there a chance to talk the report through?
- Whether VAT is added on top
- What exactly goes into their report
Why act early in Pitsea
Lingering damp encourages mould on ceilings and walls. It’s unpleasant, and it’s harder to deal with once established. Finding the leak comes first. In a family home in Pitsea, a small roof fault lets water into places you can’t see, such as the loft insulation, the top of a wall or the roof timbers. By the time a stain appears on a ceiling, there is more to put right.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Leaks and storm damage in Pitsea
Pitsea lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside lots of post-war and newer estates. Knowing the roof type helps narrow down where water may be getting in.
Landlords with a home close to Pitsea station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Homes near green spaces such as Vange Hill can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
