Roof leak investigation in Pulborough: what you get

Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. We survey chimney stacks, lead flashings and the roof space, and the problems we’re asked to look at most are damp on a chimney breast and drips in the loft during heavy rain.

In older homes around places like Pulborough, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are frequently the first clues.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

Your questions about roof leak investigations in Pulborough

Do you cover smaller places like Pulborough?

Yes. Pulborough is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Pulborough is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Is the repair included in the leak investigation?

This service finds and reports the cause, not to carry out the repair. The report gives any roofer a clear brief.

Roof leak investigations around Pulborough

Historic houses such as Old Place Manor, about 0.4 miles west, show how far back building in the area around Pulborough goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. The covering and its details give the first clues when tracing where water is coming from.

Anyone responsible for a site like St Mary's Church of England Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain. For landlords with property near Pulborough station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

When to book a survey in Pulborough

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it.

People normally book a survey when they’ve noticed one of these:

  • Staining where a gutter or parapet meets the wall
  • Wet patches on loft insulation
  • Damp underlay across a wide area
  • A leak that comes and goes with the weather

Take an older house close to The Parish Church of St Mary: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Before you book any roof surveyor

  • Their drone registration, if they fly one
  • How soon the report will arrive
  • Their track record with similar roofs
  • Their insurance cover

What a roof survey includes

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect about one to two hours, more where the leak is intermittent or the roof is large. A visit to a smaller place like Pulborough is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before we arrive

  • Keep pets in another room
  • Agree roof access with the managing agent if it is shared
  • Move anything stored under the loft hatch

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Roof by roof

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it is too low, cracked or poorly dressed, water gets behind it.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Putting the leak right
  • Defects hidden under coverings or inside walls without opening up
  • Leaks from plumbing, tanks or pipework rather than the roof

If in doubt, ring 07833 053749 or email us and we will recommend the right survey. The full list of what we check.

  • Slate and tile slopes
  • Chimney stacks
