Roof leak investigation in The Haven
A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. If you’ve noticed leaks below a flat extension roof and leaks at a dormer or roof window, a survey will tell you what’s going on.
Somewhere as small as The Haven, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We look at everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

When you need someone else
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Faults hidden behind ceilings or boarding
- Water from pipes, tanks or heating systems
- Putting the leak right
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and does not.
What this survey covers
- Lead flashings
- Chimney stacks
- Valleys and parapet gutters
- The roof space
- Rooflights and dormers
- Slate and tile slopes
- Flat roof details
How the survey works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. In a small place like The Haven, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with what you’ve seen: where the stain is and when it gets worse.
- The visit starts indoors, at the stain and in the loft.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Getting ready for the survey
- Move anything stored under the loft hatch
- Dig out any old roof reports or invoices
- Let us know about any leaks, stains or damp patches you know of

Roof leak investigations in The Haven: local notes
In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Common questions in The Haven
Is The Haven in the area you cover?
Yes. We survey roofs across London and the South East, and The Haven is part of that. You can call 07833 053749 or send us an email with the address and some details.
How do I find out if my home in The Haven is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Can you find a leak when it is not raining?
In most cases, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.
Can every leak be traced?
Not every leak can be pinned down in a single visit. Most leave clues we can follow, but some only appear in certain weather. We report what we found and the likeliest sources.
Do you survey on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
Leave it or get it looked at?
Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Older cottages and farmhouses around The Haven can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Every price we give includes VAT. Roof leak investigation starts from £150, including VAT. You will know the price for your survey before booking.

Do you need a roof leak investigation in The Haven?
Blocked gutters can look like a roof leak. Parapet and box gutters are the worst for this, since a blocked outlet sends water over the lining and into the building.
Typical things we’re asked to look at include:
- Damp on a chimney breast
- Damp ceilings under a flat roof
- Water marks that spread in wet weather
- Water dripping from rafters or underlay
If you let a flat or house near Billingshurst station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
What to check before booking
- What the report includes, and whether it has photographs
- What follow-up you get after the report
- Which viewpoints they use to see the roof
- Their drone registration, if they fly one
Checking the roof from ground level
What you can’t do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
