What we are asked to look at in Tilford Reeds

When a slate slips or a tile cracks, the underlay takes the water. Ageing felt underlay eventually tears and lets water through, while some very old roofs have nothing under the coverings. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Most people get in touch when they’ve noticed one of these:

  • Water through the ceiling under a flat roof
  • Brown rings on upstairs ceilings
  • Water that shows only in certain storms
  • Damp on a chimney breast

If you own a rental within reach of Farnham station, tracing a leak quickly matters when a tenant is living with it.

Choosing a roof surveyor

  • Whether you get a written report with photos
  • Their drone registration, if they fly one
  • Their track record with similar roofs
  • Their report turnaround times

What a good roof survey covers

Roof leak investigation in Tilford Reeds: what you get

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you’re worried about a leak that comes and goes with the weather and damp ceilings under a flat roof, we can find out what’s behind it, whatever the roof.

Being in a small place like Tilford Reeds makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Somewhere as small as Tilford Reeds, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Point out any leaks or damp patches
  • Have any paperwork from past roof work to hand
  • Jot down any questions you want answered

Practical tips

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:

  • Have an electrician check any wet fittings
  • Catch drips in a bucket and protect the floor
  • Do not climb onto the roof to look
  • Check whether pipes or tanks run near the stain

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. It is a chance to ask about anything in the report.

Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

Wind, rain and roofs in Tilford Reeds

The wider area around Tilford Reeds has a long history of building, with Farnham Castle about 3 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. The covering and its details give the first clues when tracing where water is coming from.

Homes near green spaces such as Moor Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. For an older house near a landmark like Church of All Saints, lead flashings, valleys and old chimneys are typical places for water to get in.

How the survey changes by roof type

Slate and tile slopes

A gap in the coverings exposes the underlay. Older felt may hold for a while, but it tears with age.

Flat roof upstands and outlets

Outlets drain a flat roof. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are checked.

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • The repair itself (the investigation finds and reports the cause)
  • Leaks that only appear in weather we can’t recreate

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey. The full list of what we check.

What we check

  • Flat roof details
  • Rooflights and dormers
  • Lead flashings
  • The roof space
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Chimney stacks

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What happens after the survey?

The report arrives by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
